    Mortgage Deferral

Interesting. So, if I take 6 months deferral and the interest amounts to say - $2,500. So at the end of my term, which is currently August 2022, I would have to pay that $2,500 before signing a new term? But not the principal? It's not exactly helping anyone who lost their job, other than to...

    Mortgage Deferral

Do you know what happens with those months? I've heard some banks are just adding them to the end of the term, while others want it paid back before the end of the term

    Mortgage Deferral

Just wondering if anyone is going to be using the mortgage deferral that's being offered by banks? I'm wondering how it works. From what I've heard, some will give a deferral of 6 months. But then I'm guessing it added to the end of your mortgage, extending it for that time period. Anyone...

Question About Tenant Wanting To Sublease

What happens with the DD if someone sublets? Their DD is $1200. one month rent. So, do I just let it become the DD of the subletters?

Question About Tenant Wanting To Sublease

Okay, I thought with fixed leases, no notice was necessary, but I might as well let them know, so if I do allow sublease, they can let them know too.

Question About Tenant Wanting To Sublease

That's what I figure. But, according to the Alberta Tenant Act, it says I cannot refuse without reasonable grounds and must give the tenant their reasons in writing within 14 days after receiving the request. I'm not sure what my reasonable grounds would be. But even if I do allow it, I'm...

Question About Tenant Wanting To Sublease

My current tenants, a young couple, have broken up and are wanting to break the lease 4 months early. Their lease expires on April 30, 2020. They told me this at the end of December and I have started advertising it on Rentfaster. Because it's January, I've had 2 inquiries, both of which flaked...

Tenants Moving Out Early in Calgary

Yes, we have a $300 fee in the lease. However, having been to court a lot, I've learned that if they challenge this, it's not allowed. Weird, since it's signed for in a lease, but the judge never applies it. That's if you end up in court though.

Tenants Moving Out Early in Calgary

Yeah, I can always start trying to rent it out. From what I've read in the tenancy laws though, it's not required. The lease is the lease. If it doesn't get rented out, they "technically" need to pay.

Tenants Moving Out Early in Calgary

Hey all, I've dealt with this situation so many times, you'd think I have more than one property. It's crazy how many times I've gone to court for this sort of stuff, but the last time I went, I was shocked. My old tenants moved out with three months left on the lease. When they told me in...

Scotiabank Renewal Issue - Wondering How This Works

Okay, sounds good. That's what I figured but the girl I'm dealing with at Scotia doesn't say that. She seems to think I just have to pay that because of what it was on July 2nd. Then again, wouldn't be the first a Scotia rep knew less than you guys :)

Scotiabank Renewal Issue - Wondering How This Works

Hey everyone, I had a Scotia mortgage that was up for renewal on June 30th. I had talked with a mortgage broker about going with another bank but due to time contraint, he recommends I go to an open term mortgage just for a few days while we worked out some paper work. So, I went with a...

When Can I Do a Rent-Increase in Alberta

Thanks. That's what I thought. Because I didn't raise it right at lease end, now it's a 3-month wait. What about if we want to move in? Same thing? 90 days?

When Can I Do a Rent-Increase in Alberta

So, I signed up my tenants up to a one-year lease last May. From what I understand, I could have raised it then, but because we were travelling, I didn't want to deal with a potential tenant-loss just for a $100/mo increase. However, now I think the lease is automatically month-to-month right...

Mortgage Experience NOT with the Big Five?

Interesting. Hadn't heard about a re-advancing mortgage before. I'll find out more about that other stuff. I know they said it's a 3-month penalty interest if I cancel the mortgage early. That's les than $1,500 so not bad... Prepayment I'm not sure, although it's a rental so I don't typically...

Mortgage Experience NOT with the Big Five?

Hey everyone, Just wondering if anyone has any experience with RMG, MCAP, Street Capital, Merix, Lendwise, ICICI and/or Marathon? My mortgage with Scotia is coming due and so I had a mortgage broker look around to see if I could get better rates. It seems these lenders are willing to offer...

Leases Don't Seem to Hold Much Weight Anymore

Just a warning for everyone. I had tenants in my apartment for two years. On the second year, I came down and had them initial to old lease to sign for another year. They ended up moving out three months early and did not pay for the on-going rent. It was two months vacant before I found a...

Leases do not count for much these days. RTDRS

So I’m left in shock this week. A tenant I had that was on a year lease, moved out three months early. It took me teo months to find a new tenant. I took them to “court” via RTDRS. At our hearing, the tenants tell her that I said, despite having a year lease, that one month notice was okay...
