Flaherty to toughen mortgage rules, investment properties targeted

QUOTE (fumbrunner @ Feb 19 2010, 08:00 AM) Actually, the ratios are the larger issue than the 20% down. Assume that you have 5 properties that rent for 5000 a month. The previous tds formula allowed you to use 80% of that. If you had properties with outstanding cashflow, it rewarded owners in...

Flaherty to toughen mortgage rules, investment properties targeted

QUOTE (investmart @ Feb 19 2010, 05:10 AM) example: An investor has 100K cash. with the 10% minimum down he could by two 4-plexes for 500K each. With the new 20% down rule he can now only purchase one 4-plex for 500K. They can both still JV etc. but the portion that does not have such options...

    Is it a Bubble?

QUOTE (Rickson9 @ Feb 14 2010, 12:45 PM) As an investor I always pray for asset prices to collapse. My wife and I have always done well buying during asset meltdowns - since we`re not as sophisticated, it`s the easiest way for us to build wealth. Having said that, I want to add that although I...

    Good Property Management in Winnipeg

QUOTE (fumbrunner @ Feb 12 2010, 02:01 AM) Areas to avoid completely - 4A, 4B, 5A, 5D in the downtown, and parts of 3A. 4C, 5B, and 5C are a bit better and are generally classified as working class neighbourhoods. Anything beyond those areas are fine. As for rent controls, A landlord can...

    Good Property Management in Winnipeg

QUOTE (fumbrunner @ Jan 26 2010, 10:15 PM) Be careful where you buy in Winnipeg. There are some very poor investment areas that look like a bargain to those outside of Winnipeg. Much of the North End and City Centre are war zones save for a couple of pockets. Also, rent controls are in place...

Which banks use the 1.1 rule?

QUOTE (RobMacdonald @ Feb 10 2010, 04:27 PM) When CMHC comes into play, the lenders policies even change further. When you refer to CMCH at 50%, what that actually means is that the lenders policy on a high ratio mortgage is for a 50% addback. In other words, they will add 50% of the income to...

Which banks use the 1.1 rule?

QUOTE (RobMacdonald @ Feb 10 2010, 01:14 PM) Hi Paul, This is why the majority of people can`t understand how it`s possible to be qualified for more than just a few properties. In another words, positive cash flow. What when CMHC comes into play? I think they look at it as 50%? Would that...

    HELOC RATE INCREASE

QUOTE (Yev @ Jan 11 2010, 10:51 PM) Banks (whether TD, RBC, Scotia, or any other) will ONLY `bend` when you are either wanting to move your `business` to them, or when you threaten to take your business away. If you have history with the bank, significant investments, good credit rating etc. you...

    Credit bureau scoring info

    Investing In Regina

QUOTE (sadie1 @ Jan 1 2010, 11:16 PM) I agree that there are houses under 120k but they exist in the worst part of town. Collecting rent in these areas would require bodyguards . Not really. Unless you buy in "da hood". I own a house in General Hospital area (paid under 100k), that is leaning...

    Credit bureau scoring info

QUOTE (MikeDix @ Dec 31 2009, 01:44 PM) I believe I have found something bizare about the scoring formula. Particularly important to real estate investors. I couldn`t understand why my credit score wasn`t a perfect score, despite having a perfect payment and credit history on a lot of...

QUOTE (ThomasBeyer @ Dec 9 2009, 09:04 PM) hey .. 26 lessons learned .. and still learning after a decade doing it !! I thought it was "80 lessons", not 26. Looking forward to buy your book when it`s out. I am sure it can be helpful (as your posts are) to skip some mistakes on the road to...

    Buy vs Build

QUOTE (ThomasBeyer @ Dec 9 2009, 10:02 AM) Of course price/door, cash-flow and CAP rate are related ! But: Complex problems have simple, easy-to-understand wrong answers .. Buying a building is not that simple (i.e. price/door or CAP rate) as many factors have to be considered such as: a) CAP...

    2010 interest rates?

Hello everyone! Interest rates are predicted to increase in 2010, and I`ve seen some investors are hedging now against higher rates (opting for fixed instead of variable). Even though nobody expects them to jump sky high, they are expected to rise as soon as January. What`s your take on it and...

    HELOC instead of mortgage?

QUOTE (HeatherBrandt @ Dec 4 2009, 02:11 PM) Hi there, My husband and I have 10 LOCs secured by real estate and 1 unsecured LOC. My credit score is lower than average. I think the last time I checked it was 650. On it`s own, it doesn`t look great. It is due to the LOCs, but we have not been...

    HELOC instead of mortgage?

I did actually find an answer when re-reading links you posted. Credit score SHOULD go down with LOC vs mortgage, but according to Rob McDonald even 620 would be sufficient for most mortgages. However, I think I`ll opt mortgage still. Thank you again Dejan
