Do Not Accept a Conditional Offer When You Have Multiple Offers

Very interesting article from another Agent's blog site: http://torontorealtyblog.com/2011/05/20/do-not-accept-a-conditional-offer-when-you-have-multiple-offers/ I don't necessarily agree with this Agent's point of view, but it certainly warrants a good debate! I will post it here for you...

Orillia Beaches versus Toronto Beaches...where would you invest your money?

How does the Orillia Beaches compare to the Toronto Beaches? Orillia is ranked 3rd best in Ontario for best places to invest in by the Real Estate Investment Network (REIN). Toronto is ranked 8th best in Ontario for best places to invest in by REIN. Statistics from CREA: Average...

    Illegal Suites

I agree that in Toronto, the city is definitely turning a "blind eye" with illegal suites. However, if "someone" was to complain, the city will be knocking on your door. Although it is rare, but it still has happened. My recommendation is understanding your risk tolerance and understanding...

What`s the MOST IMPACTFUL ADVICE you`ve ever got?

Over the last year, I've learned how to use my gut to make decisions that feel right for me. This has really helped me believe in myself and be authentic. My favourite quote: "Courage is not the absence of fear but the awareness that there is something more important." - Stephen Covey

What was your biggest Real Estate Mistake?

Based on my experience, this rental cap defiinitely applies to smaller towns and cities. However, when I began investing in the Toronto Beaches over 6 years ago, the rental demand and the price/rent ranges were a lot more diverse. For example, a 2 bedroom suite can range from $1000 / month to...

What was your biggest Real Estate Mistake?

I agree! When I first started investing I began buying in 4 different cities! Thank goodness I stopped when I did, because I am realizing now all the challenges I was faced with. But now I am totally focusing on 1 area and becoming the expert...and loving it!

    Cash flow or equity paydown!

Going back to the original question "Cash Flow or Equity"? I would personally go with Cash Flow for the reasons below: 1. Allows you to have a reserve fund incase you need it. 2. Gives you the option to pay down your mortgage with a lump sum if you wanted to. I like the added options!

What was your biggest Real Estate Mistake?

I've personally had a few "big" mistakes in my career of investing in real estate. To name one: I invested in an opportunity that was presented to me a few years ago in a small little town called Port Colborne, Ontario. The numbers and data that were presented to me (in a very well put...

Illegal suites to be inspected...any ideas?

This would be interesting and very educational to see what the outcome is. Please keep us posted John as I am sure many investors own property with "illegal" or "non-conforming" basement suites. It would benefit us all to hear how this was handled. Thank you for sharing your story with us...
