    Real Estate agent

I can personally vouch for Michael Grekul, he`s very detail oriented, responsible, and always goes a few extra miles. QUOTE (mortgageman @ Feb 17 2009, 04:26 PM) Hi there, I`ll throw a few names your way. All three are good bets to go with so it`s really a matter of who you like best. Lucas...

    real estate graph

Does real estate price generally flow with inflation? If so, ahead or behind? QUOTE (thomasbeyer2000 @ Jan 12 2009, 09:18 PM) Interesting .. but misleading .. one of the MISLEADING data pieces in this chart is the value of "inflation", as the inflation used is likely CPI (consumer price...

How do you market garages for rent?

I have 2 vacant garages. What is the best way to market these? I don`t live at where I invest so I can`t go and put signed all over the street. Thanks!

    Legality of 4-plexes in Edmonton

My guess is that many people here are renting out illegally hence the lack or replies. I`m not willing to take the chance with gray areas. I`ll have to go through all the proper channels and have a plex approved by officials before I move forward with one. QUOTE (investmart @ Jan 11 2009...

    Legality of 4-plexes in Edmonton

I found out that the city will assess the property on a case-by-case basis. QUOTE (MatzoB @ Jan 10 2009, 04:03 PM) I always thought Edmonton had a don`t ask, don`t tell policy to secondary suites unless someone complained. Would a 4 unit duplex in the university district be less vunlerable...

    Legality of 4-plexes in Edmonton

Get in touch with city regarding secondary suites - Jan 19th there is a meeting that might make ALL RF1 properties "eligible" to have a secondary suite.

    Canada`s New It Province

I`m not so sure if AB is underpriced, at least Edmonton isn`t. QUOTE (joe123 @ Jan 3 2009, 05:48 PM) Well put Thomas, Perhaps I do need a chill pill. Sorry for the rant. Just for the reasons Thomas laid out, Sask is either over priced, or Edm / Calgary are underpriced. House for house...

    Legality of 4-plexes in Edmonton

Hi all, It`s me rookie again. I would really like to continue investing in Edmonton, especially if prices are going to drop more in 2009. Single family dewllings in Edmonton is out of the question for cash flow so I`ve started looking for more doors under one roof as of late. My partner and I...

An increbily simplistic view of Canada and the world in general.

That`s the thing... and I find myself settling for break even properties this year. I promised myself not to do that in 2009. QUOTE (seeu22 @ Dec 31 2008, 12:25 AM) There are good cash flow deals out there. I find a lot of them to be out of reach of the regular joe investor type.

To those who have a good $500k net worth

I wasn`t really trying to make a point but rather curious about the mindset of certain groups of people. Now I am curious, if I were to ask the same question to another group of people would their response be as positive as the ones I`m seeing here. Is this the general mindset of just REIN...

An increbily simplistic view of Canada and the world in general.

That`s the thing.. even with the massive decline, we are still not seeing too much cash flow. Maybe that shows that the price went up way to fast and need to go down more. QUOTE (seeu22 @ Dec 30 2008, 05:41 PM) Great post Smitty. I agree 100% as do most other REIN members, I bet even Jack...

To those who have a good $500k net worth

Hi investors who have over $500k of net worth, This is a fun topic and of not much benefit to most, but here it goes. Most of you have probably started with nothing in your pocket. Worked your butts off, saving that first pot of gold, or worse, paying off that first chunk of debt just to have...

    Canada Reeling From Oil`s Collapse

    Insurance company and vacancy

Thanks for the detailed info. This property is also the last one they will cover for me. They said they will only cover max of 2, but they made the last one an exception due to the urgency at that time. I think I will need to find a broker for my next one. I also just purchased another...

    Insurance company and vacancy

When I got my second rental insured, it was vacant and the insurance company asked me to let them know as soon as it`s rented.. however it is still not rented out even now. They called a couple weeks ago and asked about the situation and told me that I need to get it rented out as it is insured...

Canadian Real Estate: A Dismal Outlook

Yes it`s time to get prepared! However, since my 2nd property which was bought in Q4, and still vacant.. I am now not a big fan of buying at Q4 or early Q1 unless it`s already rented out.
