    Canadians Snap Up U.S. Properties

There are a couple of things that come to mind when reading this post. Investing in the US is intriguing to most, and people would like to do it but don`t. I always like taking advice from people that have done what I want to do. It is unwise to take advice from people that can not articulate...

prospective tenant wants to sign `purchase option contract` while signing 3 yr lease

Why not turn it into a 3 year Rent To Own? You can pass on all the maintenance to the tenants and not have to worry about the midnight calls anymore. I would look to get a deposit of a min 3% of todays FMV and work from there. Make it a Win Win.

    RE Investing Full-time?

Work backwards. Figure out how much you want/need to earn every month. How much cash flow from each property? How many properties that will require? How much capital needed to buy the properties and how many years it will take you to reach your goals. You will need to learn how to raise...

Is there a Way around Paying Capital Gains Tax?

I would look at an Agreement For Sale as Thomas mentioned. Title and current mortgage stays in your name until she cashes you out sometime in the future. You then could offer your own financing to her and still make a spread on what your underlying payments are. "Granted she is family!" She...

    seller financing

Good comments by Brett, at the end of the day. Why does the seller want to sell? Can you make it work for you? As Brett said find out what the seller already has in mind. Then you can start to create a deal where both of you are happy.

QUOTE (ThomasBeyer @ May 12 2010, 04:26 PM) In a 3 way sharing you may wish to consider an LP too as it allows for flow through of losses to investors to the tune of 100% even if the gain or cash-flow s split 50/25/25 ! See REIN posts here on What is an LP...

Rent to Own - A true win-win situation?

QUOTE (ChrisDavies @ Apr 30 2010, 11:08 AM) And be ready for the eventuality that as many as 75% of your tenants won't close, which is fine. Be ready to move on, find a new tenant and adjust your strategy. 75% is not something that we can live with. That is why we employ a credit specialist...

RTO option credit and lease rate and contract issue

Great Answers Andy, At the end of the day you make the numbers work so it is a win win. On the monthly credits we have used 10% in some cases because the clients could not afford a higher monthly payment but they provided a higher down payment. If you are happy with numbers and the clients are...
