Do you measure your Return on Equity (ROE)?

We regularly review our ROE for each of our properties, and I encourage clients to do this with their portfolios. This is an important consideration when deciding how well a property is performing and how it can be improved. Sometimes ROE can be brought up to snuff simply by re-financing the...

What do YOU have in your attic?!

My thinking is that the risk of future legislation requiring it to be removed, and the risk of potential claims by tenants who claim cancer via exposure to the asbestos contained in the vermiculite is high enough that I would not own a property containing it. This issue has lain dormant in the...

QUOTE (llee @ Sep 26 2009, 08:17 AM) Here`s a link to a blog with a list of MICs with comments. Why not invest in individual mortgage (1st or 2nd) instead, so you can pick who and where you want to lend to directly? My experience has been positive so far. Careful - only do this if you really...

Do i have to meet with lawyer in person?

WHat they do have to do is to verify that you are who you say you are - it is up to them to decide how to do that. You are not required to meet in person, but given identity theft issues this ID confirmation has become very important. Hope that helps,

How do I set up my multi-user version of REMA

Great question Jody! You can always upgrade for only the differential cost between the product versions. We would never ask a customer to pay twice for our product.

Need some Help Assembling a Investment Team

I`ll present a different approach to Brett`s above. I suggest you start with a interviewing and selecting a Mortgage Agent so he/she can work through you present financial position and your goals and advise what your financing options are. Then interview and select a Realtor and begin the hunt...

Does Anyone Recommend any businuess courses to take before getting into real estate?

Investment real estate ownership is indeed a business. Any good solid hands-on business experience you have will be transferrable to this business and will give you a leg up. Your learning curve will be very steep at first. So determine what areas of your business you will be responsible for...

QUOTE (EdRenkema @ Sep 23 2009, 03:30 PM) Nice Garth, I used this yesterday but not nearly as concisely, anyway this aquaintance took my card and expressed an iterest to talk more about it later.I might change it a little: We buy rental properties with everyday people, they put up the funds with...

    Low end

More work certainly, and requires more experience and education to manage effectively, and also requires the ability for water (stress/problems/nasty people) to run off your back like water off a duck`s back. Hence the higher returns. Get your education first, and try to learn from others -...

    Variable Rates going to 2%!

QUOTE (luckyluciano @ Sep 23 2009, 12:05 PM) No offence.....but Rooming Houses, Student rentals, multi-family, legal/illegals, multi-level marketing are what most would consider high maintenance and just another job. Not sure I would give up a good paying career for the P.I.T.A. I had something...

QUOTE (Cam @ Sep 23 2009, 02:30 PM) "We buy investment properties with private partners, they put up the money, we do the work, manage it and in the end sell it, we split it 50/50"Brilliant! Covers all the bases, except maybe how what you do can be done with the listener, so my version of this...

How do I set up my multi-user version of REMA

Hi Wick, this is relatively easy to do, but you will need to hire a network tech to do it for you. It simply involves using the internet to connect the PC`s, setting up a network and the security protocols required to keep your data safe. There are tons of people out there doing this sort of work.

Financing a 6-Plex - Will any Banks Allo Putting 10% Down?

CMHC allows 15% down, that being 15% of the "lending value as determined by CMHC" - which means the value determined by CMHC using an appropriate Cap Rate and their own expectations of expenses and market rents. Hence you may find the actual down-payment is more like 25% of market value...

    Collections

We just collected a $1,700 judgement against a tenant from over a year ago - by simply registering the Judgement at the Personal Properties Registry and waiting until they needed credit to buy a house or car and their lender required they clear off our Judgement from their credit file. This...

Taxes on sale of Rent to Own property

QUOTE (bizaro86 @ Sep 21 2009, 01:06 PM) Capital Gains treatment is "better" because less of the gain is included in your taxable income, so you pay less tax. The question is, which one are you allowed to take. I`d actually be interested in knowing what the line is on this as well. Is a RTO...

Taxes on sale of Rent to Own property

If CRA decides that you are in the business of buying properties with your intent being to sell rather than to hold, as is the case with RTOs, then the gains will be taxed as Income and not as Capital Gains.
