Some will purchase the land for "X", then "lift" the value sometimes as much as 200-300% and sell it to investors for "Y", so they make all of their money upfront regardless of the final result.     fixed vs. variable mortgage

    I would go with the 5 yr fixed at 3.69%. That is very cheap money and I believe prime will start to bump up in time. Don`t get me wrong, I am a very big fan of variable rate mortgages, but that is a great 5 yr fixed rate, in my opinion. Good luck!
