    Is this form still Legit?

QUOTE (invst4profit @ Oct 5 2010, 07:37 PM) Applicants have the right to refuse to fill in any part of the application they do not feel comfortable with. Unfortunately for them I do not feel comfortable renting to anyone that does not completely fill out my application form. nice one

    Is this form still Legit?

Thanks Adam and Berubeland, I use a different form too. was just surprised to see the age question in a standard form. maybe the lesson is if it is ok to include it in the form, then for sure we can ask the question verbally over the phone when interviewing an applicant(?) N.

Hi All, Is this form asking about the age of all applicants still legit? http://www.thesuitespot.net/RentalApp.doc Obviously, not accepting someone based on his/her age is illegal. but I guess asking the question/age is not. TX, N.

    Potential Investor with $150,000.00

QUOTE (ThomasBeyer @ Oct 4 2010, 05:57 PM) Since CAP rates and interest rates are closely related I used a 6% CAP and 4% interest rate .. Thomas, Actually correlation is pretty poor: interest rates are the same everywhere in Canada. Average CAP changes from city to city. 6-plex for example...

    Radical changes coming for CREA

Hi Brett, "The Canadian system .. creates a situation where it is always in both agents` interest to get a sale at any price." I don`t understand the Australian lawyer. isn`t the seller`s agent`s interest to sell to the highest bidder? this contradicts trying to work with a specific buyer`s...

    Potential Investor with $150,000.00

Hi Thomas, Michael from Calgary is correct: just plug in CAP 7% in your own example and you will get a higher ROI% when buying 2 units than when buying one. Also, you are correct Thomas - the formula I developed includes principal reduction. However, since you can take out equity after 5 years...

    Ontario`s Feed–In Tariff - a Solar Investment?

QUOTE (FraserCampbell @ Oct 2 2010, 10:22 PM) putting a solar panel system in the back yardHi, Wouldn`t vandalism be a concern installing in a back yard/city instead of on a roof? an important question, I think, as, depending on the lot size, some investors can install 50kW module in the back...

    Potential Investor with $150,000.00

Adam, the debate is not about risk but rather the expected cash on cash ROI, net income etc. if you want to minimize risk we can put the money in the bank. Thomas, reminding you of the formula I developed: ROI*= {(CAP-i) /d} + i As you can see, the less you put down (d) the higher the cash on...

    Potential Investor with $150,000.00

Thomas, Jarrett wants to maximize net income and cash on cash ROI for his partner - both are increased with an increase in LTV! Therefore, look for high CAP (you got that right Thomas) AND high LTV. what probably confused you Thomas is the following: You are correct saying cash flow is...

    Ontario`s Feed–In Tariff - a Solar Investment?

Hi Thomas, What about the fact it only lasts around 25 years!? when you take a loan to buy a house you do not expect its value to be ZERO after 25 years. THANKS.
