    Questions about cashflow......

QUOTE (smack123 @ Feb 27 2009, 11:35 AM) It appears that rents are falling somewhat in the Edmonton region, perhaps in the $150-200 range. I don`t find this to be the case at all. All our rents are holding steady and we`re even anticipating minor increases when our leases come due. Do you mind...

GREAT article in the Journal today...

The guy in the picture looks pretty familiar but I almost didn`t recognize him without a tie! http://www.edmontonjournal.com/business/Ed...2987/story.html

    Question regarding title to property

Hi Marty; It`s my understanding that in order for your name to appear on title, it needs to go on the mortgage. If that`s not possible, you can always talk to your lawyer and ask about filling a caveat to protect your interest. A pre-nup may also me an option.

    Rental fee for filling vacancies?

Hi Regina; We typically don`t have too much of an issue filling our vacancies here in Edmonton. Give me a call over the weekend and I`ll be happy to discuss my system and give you some free advice.

Advice on a specific area in Edmonton - Londonderry

Well, I don`t currently own any suited properties so I don`t have any first hand experience to draw upon but here`s my uneducated expection as to what I`d be aiming for. I basically would be looking to get condo/apartment rent out of each suite.UPSTAIRS: If it`s nice and has a few extras like a...

Advice on a specific area in Edmonton - Londonderry

Hey Mitch; We own a house in York. It`s a mature neighbourhood with homes from the mid-60`s. There`s also a small pocket of development where newer houses were built about 15 years ago. There`s lots of shopping nearby (Costco, Safeway, Canadian Tire, Home Depot, Londonderry Mall) and the LRT is...

    RONA versus Home Depot

QUOTE (wealthyboomer @ Jan 30 2009, 01:07 AM) FYI: Totem is owned by Rona. Oh, I know. I don`t mind giving Rona money. I just prefer the products and service that Totem provides. Home Depot could own Totem and I`d still prefer to shop there.

    RONA versus Home Depot

Home Depot is the bane of my existence. I refuse to shop there because they`ve installed self-checkouts at my neighbourhood location. If I wanted to be a cashier, I`d get a job there. And their lumber looks like it belongs in a reject pile. Even their "premium" stuff stinks. Oh, and the odd time...

    Parking issues with neighbor

In Edmonton, if a vehicle is parked on the street for more that 72 hours and you call to complain, the police treat it as though it were abandoned. They put a warning sticker on the driver`s window and a couple of days later, if the sticker is still there, they tow it. A Google search turned up...

    Water seepage in basement walls

In my experience, the only thing that really works is excavating and fixing from the outside. When you fix a troubled area from the inside, the water will just look for another way in, either further down the wall or higher up.

    Edmonton Vacancy Rates Rise

http://www.edmontonjournal.com/Edmonton+ap...2473/story.html I love the tone of this story. "Vacancies are rising! Rents are moderating!" When the uninitiated and unsophisticated start freaking about about Edmonton`s soaring vacancy rate, remind them that 2.4% is very, very low. Rents also...

    Ignore list?

Is there an option to build an ignore list at MyREINSpace? Some forums have an option where I can automatically block topics or posts by certain users but I haven`t been able to find such a feature here.

Why is Edmonton the #1 top ten town?

QUOTE (nepoez @ Nov 21 2008, 06:35 PM) I went to the QS twice this year and was told Edmonton was the #1 top 10 town. I`m curious why it`s rated that since there`s no cash flow there in condos, single fam, up/down suited, even plexes. Could anyone answer that? Thanks Just keep looking...

    The often discussed VTB.

I`m hoping to use a VTB to purchase our next property. MyREINSpace has tons of great info but there`s one question I can`t seem to find anywhere: Should I be prepared to pay a premium for the VTB? I`m not talking about the money that the vendor will be carrying; I`m referring to the first...

    I`m the new guy

QUOTE (JoefromTO @ Oct 1 2008, 02:57 PM) On another thread, someone commented that you WANT to have as big a mortgage as possible. Is this one of the strategies that is taught with the ACRE system? I thought it was wise to work towards paying off your mortgage. I mean, isn`t that safer than if...

    I`m the new guy

Hey Joe; REIN reminds me a lot of the description of your family`s shop: "My family owns a collision facility that caters to pridominantly higher end vehicles, so we`re not the cheapest on the block. I`m used to dealing with owners of high end cars like Mercedes, Jaguars, Porsche and Ferrari`s...

    Canceled condo project in Calgary.

When I was in Calgary for the Western Conference, I remember hearing something about a downtown condo project that was canceled or postponed. Being from Edmonton, I didn`t really pay attention to the story but now I`ve got a buddy from Cowtown that`s emailed me asking what, if anything, this...

    Flooring

When we were renovating our basement, we had a lot of people try to talk us out of laminate. The common theme was that the humidity in the basement can cause swelling or warping in a wood or laminate floor. My wife did a lot of research before we installed the floor and we`re very impressed with...
