    pooling of funds

QUOTE (thomasbeyer2000 @ Mar 13 2009, 10:16 AM) Benefits to a person owning is it is easier to get a mortgage usually and costs a bit less. Option b) is cleaner but slightly more costly to set-up and maintain annually. So can I do option a, in my name, and still pay my investors a fixed rate of...

    pooling of funds

Hi Steve, I`ve been thinking about the exact same question and would prefer answers to your question instead of alternatives.... (e.g. get a CMHC insured mortgage) One alternative I`ve come up with, is to provide my investors with a guaranteed return (e.g. 10% interest only per year, paid out...

    Interest Deductibility

QUOTE (shangb @ Mar 13 2009, 09:26 AM) Just to be clear, I have not SOLD the property. I simply want to re-finance it to take advantage of lower rates. Considering you paid of the LOC originally, if you got another LOC - you`d have to show what you did with the funds from that LOC to see...

    Interest Deductibility

It depends what you invest the money in. If you buy boats for your cottage, then no. If you buy stocks, real estate, or gold as an investment then yes.

    Cashing Rent Cheques

QUOTE (mortgageman @ Mar 1 2009, 01:48 AM) One of my tenants paid her rent by email this month. It was incredibly easy and bang, the money is there right away. Plus instant record keeping done for you. And as far as I can tell there was no fee. Email money transfers are limited to $1000 per day...

Greg Habstritt’s Simple Wealth, Is it worth it?

Considering if you go to his weekend and you buy a piece of commercial real estate in one year he`ll give you your money back, I`d say yes. However, I haven`t gone before, and can`t go this time because I`ll be away. If I was available I`d be there...

Rent to own the good and bad....

QUOTE (markl @ Jan 29 2009, 07:21 AM) Rent To Owns are deemed by the CRA to be active income in the same way flipping a house would be because your original intention is to sell the property. They count it as inventory. Thanks Mark. First, if I owned a house for a while (2 years) and I was...

    Young RE Investors

Hi Russell, I think that`s a great idea. Questions that I`d ask a young RE investor are: 1. How did you convince your conservative parents, your conservative "older" family and their conservative friends that investing in Real Estate would be a smart investment. 2. What methods did you use...

    Investment Property Monthly or Bi-Weekly?

Can your rent cover three biweekly payments in a month, because you will have two months a year when three payments come out of your bank account. We prefer to go with monthly payments, so we know what our cash flow will be.
