    Garage abandoned with cars inside

Matt, you might drop a line to Neill Tanaguchi as he used to be in the car business. Send me an email and I'll pass it along.

Help Pick My New Book Cover

I appreciate the feedback. It's a tough pick - next time I'm just going to pick randomly. There's a big backup right now - I'm actually publishing through Ingram Spark so it gets wider uptake from other publishers and we're possibly looking at 6-8 weeks once it's actually ready to go.

Help Pick My New Book Cover

I'm just about ready to publish my new book about investing in apartment buildings. We've been running a contest to design a cover over at 99 Designs and I'd love your input. Let me know which of the five designs is your favorite and what I can/should change...

Assisted Living Facilities for younger adults - Edmonton

I'll second LoSeCa. A friend of mine worked there for years. There are some others who do more intense care, but I'll ask around and give you a call.

30 Cats Lady - 1 Million Dollars Loss

It boggles the mind that someone in the building didn't mention anything. A tenant, a caretaker, a maintenance person...someone.

Looking for a lawyer for class action suit against a Prop. Manager

One thing I checked for you - he's not a licensed property manager. It may mean fewer safety nets like insurance plans that you can target and you may find you'll be out of pocket up front for costs.

    Best Real Estate CRM

It's a big kettle of fish and you're probably looking for middle of the road solutions - there's a lot out there. I'm happy to chat on the phone about it.

    +1 for what Thomas said.

    concrete lifting

Foam injection is similar to mudjacking and lasts longer, but costs more. Should be a couple grand.

    Best Real Estate CRM

It depends on what you're trying to do with it - I've spent thousands on CRM's and love what I have now. What are you trying to track?

Logistics of Purchase Contract Re-Assignments with REALTORS

A couple thoughts. First buyer brokerage is becoming mandatory across Alberta this summer. You can sign a customer acknowledgment but you'll have to communicate that to the agent and it'll take time for everyone to figure out the new paperwork. If you're just there to be buying and selling...

Looking for legal advice in Calgary

We've used Servit for RTDRS hearings quite a lot in Edmonton. www.serv-it.ca

My new website up - HELP! - Need review for improvement + suggestions from property owners.

The left nav bar takes up too much space. You could go smaller font with fewer words, but I'd really recommend a top nav bar instead. The top link just takes you home, so it should say something that indicates that. The other links can be more succinct. On pages like...

Approx sqft cost to build in Edmonton

Hard costs only. Add 10-20% for soft costs, and lots more for development, servicing, rezoning or anything more than an existing SF lot with services to the property line.

Approx sqft cost to build in Edmonton

I use $150/ft on simple rental construction and $225-250 for a nicer house that you'd live in.

    Rentals on MLS

I know from talking with our Edmonton board folks that it's an adminstrative nightmare and it'll take a while to sort out the rules and enforcement. That's why Calgary stopped doing MLS rentals in the past. I can see some benefit when great agents like you do it, but there's a lot of people...

Is it worth it splitting the title for my duplex?

One other thing to consider is if they'll do it based on utilities. You may end up spending quite a bit to separate the two sets of meters. Some new duplex construction tries to only put in one sewer which prevents them from splitting the title so they attempt to sell it as a condo - an absolute...

Due diligence: a way to check on builders and new homes

That's great info! What town were you hunting in where you found all the issues? Edmonton? I'm finding it's taking an awfully long time to get searches and documents here.
