I'll second LoSeCa. A friend of mine worked there for years. There are some others who do more intense care, but I'll ask around and give you a call.

It boggles the mind that someone in the building didn't mention anything. A tenant, a caretaker, a maintenance person...someone.

One thing I checked for you - he's not a licensed property manager. It may mean fewer safety nets like insurance plans that you can target and you may find you'll be out of pocket up front for costs.

It's a big kettle of fish and you're probably looking for middle of the road solutions - there's a lot out there. I'm happy to chat on the phone about it.

Foam injection is similar to mudjacking and lasts longer, but costs more. Should be a couple grand.

It depends on what you're trying to do with it - I've spent thousands on CRM's and love what I have now. What are you trying to track?

A couple thoughts. First buyer brokerage is becoming mandatory across Alberta this summer. You can sign a customer acknowledgment but you'll have to communicate that to the agent and it'll take time for everyone to figure out the new paperwork. If you're just there to be buying and selling...

Hard costs only. Add 10-20% for soft costs, and lots more for development, servicing, rezoning or anything more than an existing SF lot with services to the property line.
