Hey Edmonton, Come Ride the LRT Tonight!

QUOTE (bizaro86 @ Jul 23 2010, 09:18 AM) Thought I`d put in a shout-out here for the blog Chris has in his signature, at www.chrisdavies.ca. I checked it out when I responded to this thread yesterday, and it was so interesting and informative that I read the whole thing last night/this morning...

    Do you Tweet?

It`s been a while since I updated the Unofficial REIN Twitter Directory, so let`s get things rolling again. Since the original version we`ve seen a bunch of REIN staff join (including Don, Russell and Patrick), several regular presenters and a lot more members. There`s a form on the page you...

Hey Edmonton, Come Ride the LRT Tonight!

Thanks Maddy! It`ll be a good time, and I`m for sure going to be on the big field trip. I might even know a guy who helped plan it..... Mike, I`m not sure if there`s one like this in Calgary, but I bet you`d get some interest. Brent`s goal is to help investors understand the advantages and...

Hey Edmonton, Come Ride the LRT Tonight!

Hi Edmonton folks. I`m going to be going on one of Brent`s discovery tours tonight. He`s been showing investors different property types (multi-family, single family homes, suited properties) and we`re going to look at condos along the LRT line (present and future) that might be a good...

    Insurance for your Computer

I have a MacBook Pro and I use timecapsule to back it up to an external hard drive, although I need a bigger one. TimeCapsule does a continual sync to keep the backup up to date. The majority of the files I have on my computer which are active and important (accounting, active campaigns, etc)...

    Canadians Snap Up U.S. Properties

QUOTE (bizaro86 @ Jul 14 2010, 02:21 PM) Which is probably true for real estate investment in general, even in the top ten towns here in Canada, not just in the US. There has been a spate of threads on this board proving that over the last few weeks. Michael If it`s 20:1 in the US, it`s only...

    Hamilton Realtor and Rental Wanted

Hi Folks, Two friends of mine are headed to Hamilton next month. The wife just got into med school at Mac, and I work with the husband. They`re curious about buying, but they`ll need to rent for at least the first couple months (probably a year), and if it`s the right place all the way...

    JV Partnerships

Since it`s a large investment, I might go to 60/40, but you`re putting in 18 times the work managing it. Maybe if you go to 70/30 pull your liability for negative cashflow?

    Canadians Snap Up U.S. Properties

For everyone one like you who makes a buck with no big problems, there`ll be 20 who screw it up. I`m glad you`re sharing some of what you`re experience has been though. QUOTE (Rickson9 @ Jul 13 2010, 08:06 PM) It`s turning out quite well for my wife and I. The only shock we`ve really had is...

Rent being too little. Can you increase it?

Depends on the location. Sounds like you`re in Ontario, where I believe the answer is no, unless you apply for an exception.

    Don Campbells Estimated Networth.

The man owns several apartment buildings. That`s enough to increase most of our net worth by several multiples, and he`s well qualified by experience to be teaching.

Becoming a Rein Member in BC

There`s also a couple loosely associated groups of REIN members there. It`s also not a bad drive down to Vancouver, and you can get flights to Edmonton or Vancouver for less than $100. C

    90% 2nd mortgage.. need help

Find another option to get cash. What do you need the money for? Pushing that property to 90% will make it harder to qualify if you`re looking for more. I`d look at JV`s.

    Opportunity Cost discussion

If I had a solid 15%, I`d leave it there and try to find some other cash to put into real estate. To me, it`s part of the takeaway close. Yes we can do very well, potentially much better than your 15% with less risk. No, I`m not going to deal with what might have been. There are other people...

    Why Won’t It Cash Flow?

Thomas hit on a great distinction: opportunity cost for both money and time should be considered .. but it is not an expense, just a comparison what else you could do with that cash or time! When you buy stocks no one subtracts the interest they could have earned in a GIC. Also, if you`re...
