    Investing in REITs

Another quick update on Lanesborough REIT. It's up big the last couple of days, and is now trading at $1.20, up from $0.36 when I mentioned it positively at the beginning of this thread. Those who bought then have done well. I'm updating this because I have now sold all my shares. I dislike it...

Calgary Secondary suites - councillor support

Conviction of a serious crime would do it to, I suppose, but I think that's pretty unlikely. Nenshi is pretty much that antithesis of Rob Ford... Regards, Michael

80 Lessons Learned ... On the Road from 80 K

Congratulations Thomas. I'll order a copy right away. Any particular reason you decided to self publish vs going with someone like Wiley. (Who seems to be sort of the default for authors with REIN ties.) Warmest regards, Michael

    Worth While?

The only comment I have is your insurance number seems very high to me. Do you have a quote for that amount? I would consider getting another one if so. Regards, Michael

Example ad that worked well for me recently. Enjoy.

How old kids need to be to sleep on a different floor than their parents isn't something you can fairly judge, imo, and there isn't any upside to specifying in your ad. I'd take that out and say something like, "Perfect for families with xx bedrooms and xxxx sq feet" and specify somewhere...

Effect on Vancouver real estate market if China declares war on US over attacking Syria

Mind controlling reptiles might explain a few historical events in Vancouver real estate... Regards, Michael

Calgarians - Time To Act Is Now

I definitely agree with Thomas that blanket suites isn't politically realistic nor desirable. Calgary needs densification, but it needs it in a smart way. I live in the NW and take the CTrain every day. It drives me nuts when we go through Banff Trail Station and Lions Park station, seeing...

    Condo Smoking Ban, Possible?

I recently was on the board of a building changing its bylaws, and our lawyer advised us that we couldn't make individual units non-smoking retroactively. We did end up putting something in about smells escaping to other units, which might be the way you want to go. Regards, Michael

    Mobile Home Investment Questions

Hello, I was hoping some of you may have some past experience regarding mobile homes. Do they have titles (in Alberta) or is there a registry for serial numbers similar to how autos work? How would I check whether a mobile home has a lien against it? I'm looking at buying for cash, so I...

    5 Year Tenancy Agreement

I did a two year lease for a great tenant, and regret it. He moved out at the end, and I raised the rent by 350 per month. That extra cheap year cost me a few thousand dollars. Now, market rents can also go down, but if I was 350 over market I think it's not likely the average tenant would stay...

April 2013 Calgary Area Market Statistics

Just a comment that the rental market is also extremely strong here. I recently had a vacancy and re-rented it for 28% more than my last tenant was paying, and had huge demand at that price. Demand for decent rentals in the inner city is huge right now.
