How to find JV partners and what to ask for

QUOTE (EdRenkema @ Feb 17 2009, 08:15 AM) I appreciate you are a hard realist yet I don`t understand how making deprecating remarks about an individuals inexperience will further anyone`s progress on this forum. I met someone who bought his first investment property from under my nose, a...

How to find JV partners and what to ask for

QUOTE (EdRenkema @ Feb 16 2009, 09:27 PM) Maybe because he is not sitting on his butt crying and is actually out doing something that at the very least will be a beneficial learning experience. What perplexes me is those like you that want to stifle the entrepreneurial spirit. I guess that...

How to find JV partners and what to ask for

Come on! Surely this guy has no hope of getting a mortgage! Other than VTB of the entire amount, private funding, or having his parents co-sign, what chance is there of financing? I`m guessing zero. How can he even be negotiating? With whom? Maybe a friend or family member. I`m perplexed by...

    Hamilton Areas to invest in?

Quality tenants are the issue. Plenty of great, cheap, run-down properties...... and problems! Risky? Sure. But revitalization going on too, especially ~James. Close to Stelco? Pee-yoo, Fuggetaboutit! I`ve been watching closely while serving my client but haven`t jumped in yet. I can`t imagine...

    insurance assessment vs. MVA

Here`s my situation. City `valuation` for taxation purposes ~$485,000. Insurance `valuation` (replacement cost?) $635,000 (+$63,500 for detached garage) = ~$700,000. So.... city valuation = lower taxes insurance valuation = higher premium Is the insurance company inflating the value in order...

Water Rad heat - $580 in December

Isn`t it cold in Sudbury? Isn`t rad heating terribly inefficient? It doesn`t seem that outrageous for the dead of winter. I`m curious why you wouldn`t be on equal billing?

Many houses with apartments in Hamilton

Hamilton is a funny place. I work on several properties there. I think that the large numbers of low income renters is probably a factor. Driving around the city, I often wonder if there ever were building standards. $5000 for a fire door! Is that the gold-plated one?

    Water seepage in basement walls

Sometimes the simple things are overlooked! Is there a reason for water to pool against the house? Downspouts? Faulty gutters? Improper grading? If you `fix` the leak from the inside, the foundation still deteriorates; you just don`t notice it.

Question Re: breaking a lease in Ontario

If there are no specified conditions for breaking the "lease", is the tenancy not therefore simply month-to-month? Can the tenant then simply give 30 days (last months rent) and walk? Is the basement unit even legal?

    Tax-Free Savings accounts

????? I`m trying to understand money and landlording. Why would you want to use your tfsa for such a purpose? As a landlord, don`t you get to write off any taxes paid on the interest earned from those deposits? You only get a maximum of $5000 per person per year in a tfsa, right? Wouldn`t you...

Install Vinyl Sheet or Fiber Sheet Flooring (no glue required) in Bathroom?

As a handyman I have done plenty of similar repairs. I think you know your answer. Since you don`t seem to care about `best practice`, which would be to remove the old material, then you should just lay the cheapest stuff over top. As long as you don`t have issues with water damage, mold...
