Toronto Housing Bubble- Why you shouldn't listen to the Fear-mongerers!

Do you really believe that a foreign buyers tax will "correct". the market? Maybe it will slow down the growth, but to say market will decrease 10%. Currently there are like 1000 ppl ready to buy 100 homes, let's say out of 1000 there are 100 foreign investors, there are still 900 who are...

    Toronto Is Booming!

I had been in the market for a new home since 2010 and this actually started back in 2009/2010.... and it just kept getting worse and worse. Thank God we took the plunge and finally bought in 2012. If govts don't get involved this would continue for no one knows maybe until interest rates go...

Thank you for sharing, Brad. I hope to get there soon! Prices in and around GtA have gone through the sky! Even outside of GTA, it is difficult to find cashflow or even breakeven properties. ks y

    Renting basement suites

Thanks for your reply, Sherilynn. So glad you responded. I also wanted to ask you whether it would be wise to make a bedroom in the basement also. We were thinking of keeping it a open/studio type space as we just wanted a single person. But based on your experience with basement tenants...

    London Ontario

Thanks for your input. That is true! It is getting out of hand. People are running to buy new homes EVERYWHERE. We bought a new home just 6 months ago and we have already seen close to 40-50% appreciation on that development (but that's for a principal residence). So now while we...

    Renting basement suites

I would honestly love to learn about renting to students but not for this property. This property is our principal residence and it is quite upgraded and we would like to keep it that way - eventually we will be moving out of it and keeping it as an executive rental when we move. Can you...

    Renting basement suites

My target tenant is a professional (preferably single person). Our basement is super nice compared to what we have seen in our area. We think for a single person it would rent for 800-900 easily. $1000 if it's a 1 bedroom. I do also think that for long term a full range would be best.

Okay. Thank you. Do you also think that tenants look for a full range? Or we can get by with a cooktop?

Is that a bad thing? We had two different electricians recommend it and they both quoted the same. Both were certified

    London Ontario

Hi Dan, Since you have a lot of experience in London. What are your thoughts on the following project from a cash flow perspective? It's 5 mins drive to the camps. http://files.constantcontact.com/af94d356601/b605ee70-91e9-4753-9cc1-761a1a18fe64.pdf I had hoped to get in on a Stoney Creek...

    Renting basement suites

Currently we are in the process of converting our basement to a rentable suite. Few questions: 1. The electrician is recommending us to up our electrical panel to 200 amps. It will cost $2k. If we don't, there is a risk of tripping if the upstairs tenants and basements tenants are using...
