    Is this a red flag?

I have had tenants pre-pay 3 months, 6 months, 8 months, even 1 year. While you cannot ask for that amount, if they want to.. take it. However, I agree that some-one that says they will pay 6 months or whatever upfront does require an extra layer of screening.

    Looking for property management firm

I think it`s more the eviction and collections that piss most people off, and when they try and get a loan etc and see my company on their credit report. As for cash, never anything over 300.00 in the office over night. And keys are in a hidden safe, and a gun in ......... Yes it goes with...

How to reno and show a place @ the same time?

We have showed units mid-construction and have had excellent results. As said above, let the potential tenants pick the paint, flooring etc. Of course from a pre-determined list. It works well. Some people cannot envision the end result but most people can. John

    Property Management in Ontario

Hard, yes. Nightmare, depends on who you speak to, I was at court today in and out in under 2.5 hrs. I have found from easiest to hardest. 1. 60 Days Notice (purchasers/owners own use). 2. Non-Payment of rent. 3. Damages. (depending on amount) 4. Pay them off. (Word gets out quick not...

Do I have to get permission or permits to cut down big trees in my front lawn?

Not sure about where you are but here in Brantford, you have to get permission from City Hall to cut down any tree. But this was a recent introduction into the bylaws. Best to call City Hall and just ask. John

Good Long Term Tenant Wants to Paint Apartment

We generally approve the color (no hot pinks etc :-). Must be a neutral or color that would not put people off (think re-rental) Take some before photos, and tell them you want a quality job, and they are responsible should they not do it right. (paint on trim etc). Remember to take the color...

Can tenant legally obstruct electrical work?

You must give 24 hr notice stating reason for entry, day and time (between 8am and 8pm). You do not have to meet her demands and now is the time to make it very clear that as the landlord you intend to follow all regulations but you are in charge not the tenant. Well said, invest4profit. I...

    Am I too nice?

EVICT, or at least get the ball rolling (file the L1), you can always wait till the 1st of March and file on the 2nd if no payment is made. If a tenant calls you before the 1st, explaining situation you can work with that (although still follow procedure N4 etc). Tough times happen to...

    RONA versus Home Depot

My 2 cents, Rona We used to use Rona all the time, service was fantastic, pricing was great. And if you bought the contractor sales guy a coffee before you showed up, you could get massive discounts. Go to the contractor desks and get friendly, it will save you. They have since shut down...
