Simple fix, you can even do it hanging out the window :-) I would fix asap, as wind could make that much worse quickly, then rain/melting snow.... you get the picture. John

    Credit Bureau Companies Comparison

QUOTE (investmart @ Dec 15 2008, 11:30 AM) So even excluding the help with collections, beginning from the 13th report you start saving by using John Schutten`s company compared to checkfirstonline assuming you do not charge the potential tenant for that (which I`m not sure I like charging them...

Someone broke into my tenant`s unit

Neil, I would get the tenant to report it to the police, and get an indecent # from him/her for your records. We had a case of this last year, when the tenant couldn`t pay rent (stolen from break-in). Turns-out, after asking for police report indecent number, and follwoing up with the police...

    Attention all Property Managers

Neopez, I can`t comment on the course, but I do agree most time`s it is a thank-less job. However it is great meeting many new people (some you don`t want to meet:-). Provided you have a good system and good procedures you should be fine. Also train your tenants! I like it because every day...

    Hardwood laminate in the kitchen?

Do not install in any areas that may get wet,.. It will buckle and look like garbage in no time. That being said there is more water resistant laminate available, but I wouldn`t recommend for a rental as you can`t guarantee the tenant would wipe up spills right away :-) John

    Property Management Issues

Michless, I would call them, give THEM 24 hrs notice, go to the office and grab YOUR keys. Then get a full audit on your account, and call your lawyer. Cancel your contract, (which should require authorization for spending over a set amount, among other things like providing accounting...

    basement storage access?

Brian, I would go ahead and build the lockers, make them sturdy enough that it would take some time to break into them. Give the tenants access to the area. (the last thing you want is 3 calls a month to let them into the area to get something they need from storage). Charge a minimal fee to...

Brantford - Still Among Top Cities to Invest in Ontario?

Neil, The problem with Brantford is that there are pockets of areas that you don`t want to invest in. One street is good, one over is not. 100+ year old buildings can be a good deal if the price and location are good, however your maintenance costs will be higher. One area to watch is...

    Tired of no shows?

QUOTE (RedlineBrett @ Jul 20 2008, 07:43 PM) That owner sounds like a novice landlord that isn`t too keen on management. Possibly one of the many people that have chosen to lease their property because they couldn`t sell it? No-shows are a definite pain. We ask that prospective renters either...
