QUOTE (RaySchultz @ Nov 11 2009, 04:41 AM) It`s the company called Liquid Rubber. They do a spray on liquid rubber (no seams), then an insulation layer, then a new product that is a fire retardent and UV protection. I don`t know it in detail but Jake would be able to give you the particulars...

Help! can anyone recommend a roofer in Toronto?

Hello, I have discovered from my PM that a (flat) roof we were supposed to have re-reroofed in the spring/summer has not been done. She can`t seem to get a hold of the roofers. Can anyone recommend a good roofer for a flat roof in central Toronto? Especially one that might show up and do...

QUOTE (ChrisDavies @ Sep 27 2009, 05:14 PM) Higher ambient IQ Really?? We`ve had some really bad tenants in AB. Though I guess that doesn`t mean they`re not smart....good at not paying rent...

Do i have to meet with lawyer in person?

QUOTE (C2Ventures @ Sep 27 2009, 10:52 AM) You DO NOT need to meet face to face! We live in SK and have bought properties in AB. The process is relatively simple. They courier all of the paperwork, which needs to be signed/witnessed in front of a Notary Public, then sent back. We also send a...

What do YOU have in your attic?!

QUOTE (DavidB @ Sep 27 2009, 04:49 AM) I am just putting this out as an informal poll on how many people get vermiculite tested for asbestos when buying a home. If your inspection comes up showing the attic has vermiculite insulation but is sealed, it likely will cost about $750 for a...

    What`s a dishwasher worth to a tenant?

Thanks Terri and Adam, Actually, the way the kitchen is laid out, installing a built-in dishwasher will be a bit difficult I think. It will also reduce the already-limited cupboard space. The easiest choice would be a portable, but I`m not sure what tenants think of these. Any ideas?

    What`s a dishwasher worth to a tenant?

Hi, Just wondering what you think... Will a tenant rent or not rent a house, based on whether it or not it has a dishwasher? If so, what would the rent differential be between two townhouses (assuming they are otherwise more or less the same) - one with and one without a dishwasher? I`m just...

    14-day notice (Alberta) - what`s the point?

QUOTE (dcres @ Jul 10 2009, 12:47 AM) If you follow the law for evictions, serving your tenant with the 16 day notice, then follow up with a court appreance, which can take up to 10 days before you get a date. This is now almost a month of free rent. In my frustration I have on at least one...

    14-day notice (Alberta) - what`s the point?

Rebecca and Brent, Thanks for your replies. I agree with both of you that it`s best just to move on and get rid of the negativity. Regarding the RTDRS, it is not the fee that is an issue. Rather, it is our property manager who is reluctant to go that route - they think the 14-day notice is a...

    14-day notice (Alberta) - what`s the point?

QUOTE (brentdavies @ Jun 29 2009, 11:55 PM) The Alberta 14 day notice is actually a 16 day notice period, which is issued for substantial breach of lease. You must allow for day of service and the last day does not count. Hence 16 days. The most common breach is for non payment of rent. If...
