    1 year lease mistake (?)

I agree, you shouldn`t worry to much. I have been doing this for over 25 years and have never had any issues with existing or past Tenants. Besides, you were comfortable with your decision to trust them with your biggest invest to date, have faith in that they aren`t the "postal" type lol

    Moral Dilemma

QUOTE (agrog @ Jun 23 2010, 09:24 PM) ... think I`m just going to leave this one alone. I know if I tell it will come back to haunt me. I just hope no fire breaks out and that the person who buys this house fixes it. In what way can it come back to "haunt" you? I only ask because I am...

If it were me I would advise the authorities. The other option should something happen would be something I couldn`t live with. But to each there own, this is simply my opinion. Good Luck

    Tenant damages

Tenants are expected to keep their home in a reasonable state at all times. Now what is reasonable to you may not be reasonable to your Tenant. So if you feel they are not keeping the unit in a standard of cleanliness you expect let them know. a sink full of dirty dishes wouldn`t concern me to...

    Tenant damages

Nature`s Miracle can be picked-up at most pet stores, it is good for removing cat odors. Or you can try 50% water & 50% vinegar, clean the area with this and then after absorbing most of the solution pour baking soda over the area and rub it in. After it has dried vacuum the area very well. But...

    Wood-burning or gas fireplace

QUOTE (bizaro86 @ Jun 3 2010, 08:29 AM) If I was on your condo board, I would be more concerned about electric than gas, because of the potential for overloading electrical that wasn`t designed such use. You may need to install a new circuit of your main circuit breaker, depending on what you go...

Tenants run off with big damages to home

First, not that I am the forum police lol but this is an interesting question and should be started in its own thread. Hijacking another thread will not bring it the attention it deserves. Wood-burning or gas fireplace

I actually have an electric fireplace for my own home for no other reason than I am afraid of fires almost to a fault. lol But I must admit they are not near as nice as the actual wood burning or gas one. But If I was putting one into a rental unit it would be gas hands down.

Tenant has hydro and gas disconnected

I have had the same situation a few years ago and when I talked with social services they said they could not intervene unless the client asked for help. Their reasoning was that we cannot dictate how a Tenant lives if they are living in what they consider comfort. Now the biggest difference...

Tenant Screening - Level of Involvement after Hiring a Property Manager

Ultimately, I believe each owner has to assess their own situation and the PM should not take offense or be surprised if the owner requests to be consulted. Not to mention that the PM should supply the owner with copies of the Lease, Move-in/out inspection, any addendum and the application.

Tenants run off with big damages to home

That reminds me... QUOTE (invst4profit @ May 27 2010, 08:10 PM) Small claims is definitely the route to go.
