    Property Appraisal Accuracy

In the years before I became a residential real estate appraiser I was a Realtor and I would always endeavour to provide as much info as possible to the appraiser related to the property being sold. It was always about developing relationships. One of the pillars of real estate investing. Now...

QUOTE (margaretcowan @ Feb 22 2008, 11:41 PM) Hi I owned a couple of rooming houses a few years ago here in Vancouver, both with nice, quiet tenants almost all the time. There are many nice lower income people. If they`re happy in your room, they may stay a few years, or they may move on. I had...

Residential Tenancy Agreement - Use a Standard Agreement or Pay a Lawyer to Prepare one?

I use the tenant lease agreement form from the REIN critical forms section. It is by far the best available. The details and specifics are very clear and can be customized. The additional rent terms are worth the REIN membership fees alone.

    Novice, needing a helping hand

Hi Tommy, The way I see it. 1/ If you are in a position to purchase an investment property why would you still want to live with your parents? 2/ Invest in a property that will pay or help pay your mortgage and expenses. 3/ Make it your primary res. for tax purposes. 4/ Don`t worry about...

Basic property management question - stove not working

Elements are less than $20. and should take less than 15 min. to install using basic tools. Make sure you pull the unit away from the wall and unplug 1st. Be prepared for a dirty mess under stove. If the color is not white or off white replace it. That`s just my opinion.

    Building a Garage for Cashflow....

I don`t have building knowledge in your area, however the price seems to be a little high. If you are building the garage for income I would treat the garage as a separate investment property. For example: Could you borrow the $20,000. and have the income from the garage support the payments...
