    High Efficiency Bulbs

you could supply them, that`s motivation enough. Since they are more expensive than reg bulbs, if tenants are not paying for electricity there`s no incentive to spend the money on compact florescents unless they are enviromental. If you are paying for the electricity, it may be in your best...

    Flooring

QUOTE (vandriani @ Aug 20 2008, 12:21 PM) QUOTE In my humble (but no so professional) opinion, I would try to build a raised sub-floor. Which is to raise the floor (2" or more) to create hollow cavity between the concrete and the a plywood base. This can be done with 2x2 or 2x4 studs and then...

the 2008 guideline for rental increase in Ontario is only 1.4% and you need to give 90 days notice. At this point you might as well wait and give notice for a rental increase for jan 09, the rental guideline for `09 is a whopping 1.8 %, not much of a difference but at this point the earliest...

I don`t think that you can restrict his use of the backyard around the other tenants schedule, if it is in his lease that he has use of the backyard, then he should be...

    Suited house and rent/utilities

If it`s not seperated then I pay. I find it easier for everyone. I do put in energy efficient appliances, light bulbs and for the most part I tend to attract tenants that are very environmentally conscious, but I think they key is to price the rent so that it can handle an increase in utilities.

    Cashflow in Toronto?

it is totally possible to find great cash flow properties in some of the hottest downtown neighbourhoods in TO, you just need to be patient waiting for them and then act fast when they come on the market. It`s sort of like fishing. You need patience, you wait and wait and wait, then suddenly...
