U.S. ownership - status for Canadians?

QUOTE (GarthChapman @ Jan 26 2008, 10:26 PM) Hi Dejan,We own a property in the US and it does not result in any changes to a Canadian resident`s status. If it is a revenue property it will mean that you will have to file a US tax return though. A good book for you to read would be The Canadian...

    Ever heard of Profunds.ca Equitybuilders.ca

QUOTE (ekisielewski @ Jan 24 2008, 10:12 AM) Hi Bob: I am considering purchasing in Cambridge and I am also promoting this investment for EB. Would you mind sharing what you did not like about this opportunity? I am mainly asking to see if there is something I am missing or simply a different...

How far b4 u employ prop. mgr?

The other factor to consider is the amount of time you have to spend. I use property managers in Hamilton, London, and Brampton as I have a "day job" and cannot be available to all of our tenants for urgent issues that may arise e.g. last winter when the pipes in the Kitchen (above the garage)...

    Ever heard of Profunds.ca Equitybuilders.ca

I, too, have had mixed success with Profunds. They brokered a couple of RRSP second mortgages for me. Those have gone reasonably smoothly though I am now seeing some follow up shortcomings. I looked at their condo conversion pitch for Cambridge and was not impressed enough to sign up.

Real Estate Investing In the US

QUOTE (thomasbeyer2000 @ Jan 21 2008, 08:03 PM) in many US markets prices have fallen .. AND WILL FALL A LOT MORE !! The key issue is COST of new construction .. and demand .. So, if it costs $105,000 to build a 2000 sq ft house in Texas, and it sells for about $125,000 then the market is...

Real Estate Investing In the US

You certainly do need to pick a spot to invest, a target area much smaller than state level. My wife and I have spent time looking throughout Arizona and eventually did buy a property last month just out of Tucson. Generally speaking, Phoenix is a buyer`s market and there are deals to be had...

    RRSP INVESTMENTS

I have done a couple of RRSP second mortgages with my own RRSP and have taken a few RRSP seconds from investors on our projects. We usually offer 14% interest only payable monthly. To understand the mechanics of how these work, have a look at the RRSP (label=RRSP) entires on my blog...

Knob Tube Electrical Wiring System - Reason Not to Purchase?

The lady who has provided insurance for all of my deals (but unfortunately has moved on) once assured me that knob `n tube is not a reason to deny insurance. All it would need is an electrical safety inspection and she would be OK as she felt that it was not generally speaking unsafe. She was...

Start w/ triplex or 3 single family homes?

QUOTE (CarlaJohnson @ Jan 10 2008, 09:24 PM) Hi Donna, The first two properties my husband and I bought were one of each, a four-plex and a town-house condominium. The 4-plex had a higher cash flow, but a much steeper learning curve for us. When you buy a multi you get the tenants too and...

    Guaranteed return for money partner

I have a different reason for not using the "g" word. I have been told that guaranteeing a return takes you out of the world and puts you into the world of securities where you have to do things like issue a prospectus. I don`t know if the Ontario Securities Commission would ever care what I...

    lease to own strategy

QUOTE (donksky @ Jan 10 2008, 08:35 PM) thanks very much, Mark & Bob - I can see that you use RTO strategies - I`ll study your websites/logs for the numbers/strategy. I agree that the trend is for the tenant/buyer to not complete the deal. But in the model we use, there is strong encouragement...

1.1% rule in Real Estate Investing in Canada

QUOTE (donksky @ Jan 10 2008, 08:59 PM) This feature where you can buy rental properties as long as your rents from your total portfolio exceed expenses by a certain ratio--does this apply to lease-to-own properties as well (not just straight rentals)? I guess there`s not reason it shouldn`t...

    GST on prebuilds

We have been successful on both of our GST new home rebates even though we took title in the name of my wife`s company whereas our lease to own tenants moved in when the house was built. In one case we were also able to apply for a percentage adjustment as the house was taken under contract...
