    Ontario compared to other provinces...

QUOTE (JoefromTO @ Sep 11 2009, 10:03 AM) If that were the case, then technically its the same thing...... A damage depost has to be big enough to make them want it back......This how motivated they would be if they stand to get hundreds if not thousands of dollars back...very effective if you...

    Ontario compared to other provinces...

I was just wondering....do any provinces in Canada allow both first and last, and damage deposits? I didn`t think any did, but I could easily be wrong here. I would prefer being able to get a damage deposit, but I doubt Ontario would ever allow 2 months equivalent for a damage deposit...

    Evicting for Persistent Late Payment

QUOTE (invst4profit @ Aug 17 2009, 09:32 AM) Offering a 2% discount to tenants would only result in decreasing my income by 2% Giving all tenants a 2% discount would be unnecessary money out of my pocket. Not necessarily, Greg. It all depends on how you`re setting it up. With a new tenant...

Good tenant wants out of lease

QUOTE (invst4profit @ Aug 3 2009, 10:39 PM) As far as being callous is concerned I think the problem, Greg, with how your message was received is that you seemed to focus more attention on `getting` the tenants than on being humane. I had to go back to reread your original post, as in that one...

Good tenant wants out of lease

In general, Paul`s reply was excellent. The only thing I would add is contacting Jules McKenzie if you haven`t yet. I`ve only met him in passing, but he`s a REIN member that people speak very highly of, and he is (was?) a cop, or RCMP officer, I believe. So, he would probably have some very...

    Property evaluation question

QUOTE (NeilUttamsingh @ Jul 8 2009, 11:15 PM) Rod, One thought comes to mind... If you can get the vendor to agree to a pre-listing inspection, you can have a home inspector look through (inspect) the entire property, prior to you putting in any offer on the property. As a result, if there...

Using a friend`s RRSP for real estate investment?

QUOTE (louiselec2000 @ Jul 7 2009, 03:54 PM) I am not totally sure how it works exactly either. Someone told me that there are banks that offer this service, and it is like a second mortgage. I thought that some seasoned investors might know a bit more about this.... Although I could be wrong...

Too costly to sell my property

QUOTE (Goodstuff @ Jun 17 2009, 06:45 PM) I was thinking about selling my condo, but after running the numbers, I feel I`m trapped. Then along comes Revenue Canada looking for their share. Even though I took all the risk, and would get nothing from them if it went down in value, was destroyed...

Oshawa, yes or no and why?

QUOTE (kabuku @ Jun 15 2009, 06:42 PM) I am finding myself tempted by some of the deals I am seeing in Oshawa lately. Obviously the town has major problems. My primary concerns are: 1 exodus of good jobs and along with that out migration of people. 2 eroding tax base leading to crumbling...

QUOTE (BenSanderson @ May 22 2009, 08:28 PM) Hey everyone, I`ve gathered some conflicting information regarding my eligibility to attend the upcoming REIN meeting in Toronto, June 2nd. It`s been suggested that there may be a one-time-only "try it out" fee of $200 if I`m not a member but...

Objections Overcoming Objections specific to Real Estate Joint Ventures

QUOTE (cfehr77 @ May 6 2009, 05:12 PM) I`ve come across two objections since I started looking into real estate - 1) the market will continue to decline for a few more years and I should hold off until 2012 or 2013, and 2) being a landlord sucks!! I`ll let other, more knowledgeable people deal...

Experience with lowering monthly mortgage payment

QUOTE (llee @ Apr 24 2009, 11:09 AM) In my case, I am paying exactly as the ammort math worked out (X goes to principal and Y goes to interest). There`s no extra payment to the principal. That`s why my ammort period has to reset to the original, I believe. It might just be me, but something...

Experience with lowering monthly mortgage payment

QUOTE (llee @ Apr 23 2009, 11:16 PM) Hi Mike, Can you elaborate how altering the rate and lowering month payment but not increase the ammort? I thought if less goes to the principal, then the ammort will jump up? Thanks, Lucas This is only done on a variable rate mortgage, of course, which...

    Ride from Acre

Hi Acre-ites! It looks like I might be needing a ride on Sunday, heading from TO to Brighton (on the 401), as the ride I had unfortunately had to bail. So, if anyone is going to Belleville, or Kingston, or Ottawa, or anywhere in that direction and has an extra spot, I`d love to hear from you...
