Removal of low paying assumed tenant

I would use the N13 you can increase the rents after renovations have taken place above the normal guidelines. This is typically how we have gotten people out when they are severely under market.

Rental House purchase with leaky shower

This is an issue to work through with your lawyer. As a realtor the likelihood of a response from a sellers agent and therefore a seller after a sale and sometimes just after removal of conditions can be challenging. Getting a response when a letter is sent lawyer to lawyer is almost...

Canadian Multi-Family Investment Property Inventory Discussion

Hamilton has a steady supply of properties. Many of which are poorly managed with below market rents and o course delayed maintenance. We have started seeing turn around in those units and currently see most prices in the 60 - 80k per unit range with some regions hitting 100 -140k per...

    1% rule

Hi Thomas, I disagree you still see the 1% rule happening in Hamilton which has all of the key factors and is the #1 town in Ontario. This is of course getting harder and harder to find though. These are in good areas as well not in the north end of the city.

Any Advantage To Getting Heritage Designation For Property?

I concur with the above posts. not a good idea. In the long run it will end up costing you more money and any exit strategy could be hindered with any such designation.

To Sell Condo or not to Sell...

Hi Mike, I would sell. Right now any gain is tax free where as all your mortgage pay down and appreciation in the future will be taxable. I would take my money where it would work harder for me than a downtown condo. Regards,
