    Renting with Utilities Included

In this market of higher vacancies, I found it easier to rent my 1 bedroom basement suite by including utilities. Also, my nephew was recently looking for a place to stay while attending U of C, and while we were discussing things over with him and his mother, they were emphasizing that they...

Collecting Back Rents Looking for Help

I also am looking for referrals on collection agencies, in Alberta. I`m trying to collect on a $8K judgement. Anyone have experiences (good/bad) that they want to share in a few words? I`ve contacted Tim Paulsen (the speaker who gave a talk at one of the REIN workshops) and he did give a...

looking for real estate agent Red Deer

Craig McKenzie, awesome realtor, REIN member, understands investor-talk. Spend a whole afternoon looking at properties with him, he`s a fantastic guy. He`s often at the Calgary monthly meetings. I just don`t have his card with me now, but Google him up, I`m sure something will come up. Cheers.

does anyone know whare you can get the best cashflow in the country

Hi, You may want to be a bit more specific with your question, or elaborate a little bit. Any property, anywhere, with clear title will give you pretty good cashflow. Are you looking for commercial or residential? Are you buying 80% LTV? Or higher? Cheers.

    New precedent in Ontario

Thanks for your post Bob, I`ll soon (hopefully) have a similar one, with an ordeal that`s been going on for over 1 1/2 year now, and should be over soon. There`s always lots of lessons for everyone coming from these "great teachers" (another name for the tenants from hell). Good luck with the...

    Sign of the times

Let`s start a "not so serious" thread with a serious undertone. Pictures of billboards and ads that speak of the incredible economic boom we`re in. Here`s my first attempt - a $1500 signing bonus !! That`s what I got for my first engineering job in Montreal. Now available for the next teenager...

Should I pay the interest only on PLC

Hi Martin, Congratulations on taking action - that`s the most important thing here. Whether you pay down your PLC or not is really a personal decision, and education will help you make that decision. That`s why people hesitate to give an opinion - it`s kind of up to you. If you`re going to try...

    Cash Flow Zone

I sent an email to your Shaw address, with a map. Wendy`s on Brentwood Rd, from 5:00 to 6:00pm, just before the REIN meeting, for those who can make it. The location is 5 minutes from the Red and White club.

    Cash Flow Zone

There`s no quick and magic answer... My very first property (before REIN) was 5%. I took some negative cashflow (accounting for the payments on my LOC), but sold after just over a year and made a 75K profit. I would hardly call this a "bad" deal... I analyzed two properties that a friend wants...

    Multiple Tenants and Security Deposits

I also have 3 adult tenants in a property, all three are on the lease. I collect the total rent from one of them. If there was damage when they leave, I would deduct it from the damage deposit and return the remainder to the tenant I`ve been collecting rent from. I have not explicitly named...

    Networked computers using REMA

That is very good news, as I keep all my Real Estate files on a separate server than my laptop. Until now I`ve kept the REMA database on the laptop, but without any offsite backup. By the way, one "easy" and cheap way to get offsite backup is to get a gmail account, (3GB of storage free), and...

    Greening Your Properties

This sounds like a neat idea. I`ll try anything once! What is the "sheen" finish on this paint? Is it easily washable, like semi-gloss? Is it mildew resistant at all (like Kitchen/Bathroom paint)? Cheers, marc.
