City of Calgary Bylaw Forbid renting out Garage

What exactly does the city bylaw state? They have to state the precise bylaw(s) in question. Interesting problem, indeed. Maybe the garage guy is using the garage like a commercial setting without a license?

    default carrier - Gas utilities

Hi, in Alberta (or North East edmonton specifically), the default carrier for gas utilities is Direct Energy. Yes, "Default" carrier. So what this means is if tenants doesn't pay their gas bills, its likely to go back to the landlord at full cost. Has this ever happen to you? It did to...

    addresses on evictions and leases

I didn't even know UPS has a rental box with an actual street assignment to them. Great!!! It's a little more then having PO boxes, but no big deal. Kir.

    addresses on evictions and leases

Hi, as the landlord, I wish to conceal the landlord's address on the lease and especially on the eviction filings, shall it come to that point in the future. However, for location and serving documents, the court clerks tells me it has to be a physical address where both parties can be...

    Tenant Insurance

According to this AB link: http://www.landlordandtenant.org/leases-and-agreements/proof-of-insurance/ -if your lease requires them to have tenant insurance, then they have to get it (it becomes something the landlord and tenant can discuss together)

    Tenant Insurance

I don't think it is necessary, or mandatory rather. It's a good idea as all insurance is a good idea to manage risk. I would say 99% of tenants don't get content insurance. Am I wrong?

    Drywall tariff

In Edmonton, at Home depot, 4X8 sheets of the half inch is under a supply constraint...you can only buy 50 sheets at a time now.

New Infill houses - out of reach for buyer

Thanks Matt, I'm going to research more on details of construction cost. Maybe even take a course on development. Also keep us inform of the changes to the mature overlay . I also keep track of the infill news and the zoning and mature overlay revisions. In a different note, displacement in...

New Infill houses - out of reach for buyer

The article states, "Enos often works in Bonnie Doon, where skinny homes are popular. Teardowns go for $370,000 to $410,000 and it costs the new homeowner at least $350,000 to build." It seem strange because : construction (350K) + land value does not seem to be in the range of 370 to...

    Calling All Residential Landlords!!

yes I Agree....PM for mulit-family is the way to go and PM for single residential dwelling seems terribly inefficient. I have been meaning to pick up your e-book Thomas. I think the next step for me is to sell some singles, trade in for a small multi-plex, and let the PM do his job.

    Calling All Residential Landlords!!

Well stress is just a function of tolerance , or the what you are willing to pay. So if PM is your solution to rental stress, what are you willing to pay as a % of gross rent? 8%, 10%, 20%. PM is a source of the great frustration at 8%, I think. I don't really want to pay 15%. Maybe...

    Drywall tariff

Since you are doing an expense forecast by month, let's add up the new expenses from carbon tax (Alberta only - starting in 2017). :(

    Drywall tariff

I just checked Homedepot.ca..it's still 7.49 per 4X8 sheet. When does the tariff kick in? I haven't seen it increase by 276% yet, as stated in one article I read.

Insurance Companies: The Good, The Bad and The Ugly

TD Meloche is good ...no complaints. Once there was a powerful wind storm that took away some shingles. The shingles couldn't be matched, so they replaced the whole roof for me. So that was good. Premiums are increasing every year, but that is due to global risks, I believe (climate change...

    PM working hours

Interesting, it's hard to believe that you can get 1300 versus the 950 for a comparable unit in the same location. This must be an advertising thing as well. But this is a good story you have , now I will test out to see if I can rent a new suite I'm developing and not be in the lowest...

    PM working hours

Actually, I wasn't asking for advice..Initially, I was trying to figure out the extent to which lazy PM companies have an effect on rent prices in Edmonton. I see rent going down and SD is basically "free", and as I have vacancies, filling them was not an issue after I adjust the rent to what...

    PM working hours

Thanks Thomas for your input as usual!! I was wondering specifically about leasing agents for single dwelling houses... For instance, LLR leasing agents will only do showings from 9 to 4:30 (monday to friday). Well, most employed people have to work between those hours and I highly doubt they...

    PM working hours

Does your PM company work on the weekends and after 5 pm? I was wondering what they do if there is a request for viewing and it's Friday 4:30 pm? The prospective tenant would have to wait till Monday at 9 am to hear back??? This should kill any lead or interest in viewing. Mostly people don't...
