    Best Edmonton areas

Best areas isa matter of opinon. I think since you are from out of town, you should seek the advice of someone who's lived in Edmonton for at least 10 years. They've got enough time here to know where the nice and bad pokets are.

    Looking for Advice!

Cashflow is one consideration, 2nd should be appreciation. You gotta do some on your own research. The easy answer is Alberta but that doesn't mean everything in alberta is good. Expecations for annual profit? Holding capacity? how many years? personal risk tolerance ect need to...

Hey guys looking for some experienced investors advice

Properties all come with "equal pros and cons" All I say is plan for 5 years, and positive cashflow. can't go wrong there. It's a simple yet effective rule of thumb rather than getting engulfed by the buffet of choices!

    JV confusion

I agree with Thomas, establish your "creditability" first, then find deals. Without creditability, you would be considered as a "salesmen" selling a dream rather than an "investors" offering an investment. Takes time and work to put together but it seperates the "speculators" from the "investors"

    Creative ways to get capital

Hi Dani, There are endless ways to get money. More importantly is have the final investment portfolio objective with dates first documented and then the plan of action to get the money is 2nd. Without the end goal in mind it's very difficult to find an effective way to finance. Talk to...

    An introduction

Hi Scott, My suggestion would be do the following: 1. Talk to people who have invested in real estate for at least 5 years. This will give you more information from "Life experience" rather than just books. This will help with the analysis paralysis. If after talking to at least 3...

Is investing in Multifamily properties superior than Single family?

Residential vs multifamily I think "better" is not the effective criteria but "different" would be a more accurate comparison. There's an equal amount of "advantages and disadvantages" with both types of properties. It's really more about finding the "more sutable" asset depending on 2...

How to write a Purchase Offer with JV

Also if you're requiring the JV partner's money to close deal make sure it's his deposit money into the deal first so he's got skin in the game. Many JV's have walked away from the deal because the deal and deposit was in the "expert's name" and the JV got cold feet and backed out cause...

Keeping the mortgage under the vendor`s name

Hi Jason, in theory banks wont allow it. I've heard in situations where in Alberta, you can easily change title ownership without banks permission but you run risk of bank finding out and foreclosing. I heard banks don't check until financing. This is a hear say of real estate investing so...

    First-time Investors in Edmonton - Guidance/Tips?

Hi Chris and Kristy, My suggestion is this. Find a realtor who is: 1. An investor preferrably REIN member 2. Lived in Edmonton for at least 10 years. This is huge because there are some neigborhoods that if you go 1 block in the wrong direction, you are in the "bad" area. Example...

    Need some advice

Be more clear on your end result. If you're still in wealth accumulation mode then selling doesn't make sense unless you are under cashflow crunch. Personally, if you're in building mode, I'd just make sure I have a healthy reserve fund 3% of property value price in another account to...

Units left dirty/damaged - how can we cover the cost?

proper documentation on the walk in and same on walk out. If you missed it on the walkout then it's your own fault and you pay for it. In Alberta we have damage deposits and walkouts done after all stuff removed.

    How do debt investors work?

You can structure a higher interest rate by a few percentage and pay the interest and principle as a balloon payment. There are many ways to set up the 2nd mortgage.

    Value of my rental Property

Cap rates only apply to commercial products like a 4plex. Residential real estate like SF, TH, Duplexes ect are on market value or replacement value. Great insight that Greg Habstritt said about comparing residential real estate vs commerical. Residential real estates is more prone to...

Real Estate Investment Courses - Opinions

Courses: The easier they make it sound, the more difficult it is to execute. The "more work" the course seems to have, the easier it is to execute. that's why these "0 down" deals sound great on surface but requires alot of "experience" and reasonable expectations. Great prices come with...

Educational REIN Posts by Thomas Beyer

Thomas is one of the "few people" I consider real investors with insight that deals with "Real life" investing. Most people "think" they know investing but from my point of view they aren't. Nice posts and insight Thomas. You could also be a comedian!

    Re-advanceable Mortgage/LOC

Great insight Aneta. This info is priceless, cause really Aneta outlined the rules of the game: Don't expect something really great without giving back something in return. For example, in Real Estate investing, anyone who's done enough deals knows that any real estate deal that has Great...
