90 day notice to terminate monthly periodic tenancy

Hi there!
Unfortuantely, I need to give my 4 year tenant notice to vacate but unsure if I am able to based on the rules in Alberta. I looked it up and in order to terminate the lease I found a bunch of reasons, none of which apply. Basically, he was an awesome tenant but after renovations this summer he has been unbearable, first to me and now to the main floor tenants. I have discussed the problem at length with him and he refuses to move on. (Prior to the reno the entire main floor was carpeted so there was little noise transfer but you can guess the look of the carpet! We replaced the flooring with a lino tile and he is constantly banging on the ceiling etc. when the main floor tenants are just walking around.) It is getting quite heated with the main floor tenants and he is being completely unreasonable. Can I give him notice based on irreconcilable differences?!

I am at a loss of what to do and appreciate any feedback you can offer

Interfering with reasonable enjoyment of others is plenty enough reason to evict.

Proving it / making it stick is the issue. Document everything.
 
You can also evict due to property damage, or threatening others, or interfering with quiet enjoyment, i.e. excessive noise, but it is somewhat tough to prove.

There is also the "economic eviction". Say the lease right now is $1000. Raise it to $2500, with 3 months notice.
