Active/Professional Corporation Mortgage Financing

I have an professional corporation through which I run a physiotherapy practice and am looking to invest the cash in the business into real estate. I am having issues getting financing from a bank as my company is not a holding company. Does anyone have suggestions about lenders who would finance a single family home or other options such as buying the personally (with a mortgage) and then transferring it to the corporation? Thanks.

Consider opening a subsidiary company, or one in parallel, owned by you. The physio company lends money to the subsidiary or sister company, at 0% or at 15% or whatever rate you want.

Secure it personally and then have the property registered in a holding company at closing. You will have to setup the holding company before hand.
