Adding laundry facilities/change lease?

Hi All!
Just wondering if anyone has a template for a schedule to add to our lease agreement, now that we are putting in a stacking laundry to the suite. Just concerned that the bill may go a lot higher depending on irresponsible usage(??? - some folks don`t know how to do laundry????even tho its a no-brainer), and that they will be responsible for any damage or repairs needed.

I`m thinking of posting a "How to properly use laundry facilities" list for them, and having them sign an additional page to the lease.

You don`t say if this is withing a rental unit, or in acommon area for everyone`s use. If common usage, have you considered a coin operated system?

If within the unit, why would you concern yourself about hydro bills? You should not be installing such a unit without first discussing this with the tenants. You are adding a service that you can charge for, but if it is handed to them free, they may not feel the need to adjust the rent. I think a $20 - 30 per month premium is fair.

Two very good points! Thank you! This is a unit rented to 3 singles sharing on one lease for 5 months. We are already charging top dollar, and yes they did ask for laundry facilities to be put in as part of the negotiation we had prior to them moving in. I am more concerned that the responsibility for any repairs be theirs only. I did discuss with them today, that everything was working properly after testing it and gave them short version of how-to load them properly. I did check the lease agreement which does include "appliances" as part of repair/damage responsibility. Think that`s enough?

You`ll be responsible for repairs for the w/d if its an included service unless you can prove they damaged it - ala baseball bat to washer. If they agree to fix it when broken great but a property owner can`t contractually eliminate their obligations to repair it at their own expense.
