Advertising - Which is better?

I was wondering which is the better way to market our properties. Is it better to say, for suited properties, that rent is $1000 plus XXX utilities, or is it better to just say that rent is $1200 which includes XXX utilities?
 
I think, "That rent is $1000 plus XXX utilities" will be better. A person`s always looking for facilities or opportunities. Good luck you business sir...Thank you
 
Try both. Some folks like the guaranteed fixed figure .. and some prefer to cut their shower short and save a little !
 
It would also depend on your market. In ON most tenants pay their own utilities, in Halifax NS they want it included in the rent.

Would $200/mth cover the utilities if you pay them or would the tenant feel that is too much and therefore pass on your rental unit?

Like Thomas says - try both and see which works - just make sure that $200 covers the extra costs to you.
 
Fully furnished properties are usually short term and as such one lump sum would make more sense to potential renter.
 
If it's short term include utilities if long term never include utilities. Tenants have no regard or respect for the waste of utilities if they do not directly pay for them.

They leave windows wide open in the winter and air conditioning on all day in the summer when no one is home.
