Basic property management question - stove not working

Hello,

The property is in Orillia, initially I decided to manage the property myself (later will hire a property managmenet company).
The stove element is not working (25 years old stove). Generally, in this situation would you buy a new stove for the tenant, a used stove (if yes, where to look for?) or try to fix?

Just out of curiosity have you checked the fuses on the stove? Like not the breaker or fuse in the panel but the fuses on the appliance.



When I moved into my place half my elements weren't working and it required only a simple fuse change.

Elements are less than $20. and should take less than 15 min. to install using basic tools. Make sure you pull the unit away from the wall and unplug 1st. Be prepared for a dirty mess under stove. If the color is not white or off white replace it. That`s just my opinion.
 
If it`s not a quick fix like Jeff mentions in his above post, I`d be tempted to buy a new stove. My experience with used stuff is that it`s often not much better than what you`re replacing and by the time you`ve run around and looked at a couple, you`ve spent all your savings in wasted time and gas.

Future Shop has a nice basic stove on for $399. It`s not fancy but it should make your food hot and you`ll look like a total hero to your tenant when you show up with a brean new stove.

Hi,

Stoves in rental properties can last 40 plus years, unlike fridges that last 20 years.

If it is the oven, push the clock dial button in, so the oven goes from auto to manual.

If it burners, it is usally the elements are gone, or they have not installed properly after cleaning.

The fuses will go if the burners are in poor condition.

I suggest call a reputable applicance repairman and have him look at the unit.
