Hello Everyone,

What is the best property type to purchase for around $300,000 for someone looking to Maximize CAP Rate in a far and small city?
Rooming House, Multi-plex or Other?
What will be easier to manage - Rooming or multiplex?
What will generate higher CAP Rate assuming same city same price (300K)?

Other.

Manufactured home park. Own the land, rent the dirt.
No home repairs to do.
Cap rate 10+
Three main responsibilities, water, sewer and roads.
Biggest problem is trying to find someone willing to sell.

I haven`t even thought about "Manufactured home parks" to be honest.

Another option that brings 10% CAP is VERY OLD multi-plexes (100 years old!). I posted a question about this type of strategy as I find it hard to decide whether such old properties are, IN GENERAL, considered to be near the end of their life or not.
