Best way to find out apartment size?

Hi All,

Which property report/document shows most accurately the size of an apartment in square footage?

The appraiser asked what it is. He will probably measure himself later but I wanted to ask which property report/document specifically is the best source to show the correct apartment size for appraisal/market value purposes?

If I recall correctly 2 different reports I had when purchasing the apartment 10 years ago showed 2 different sizes (one 900 sq ft. another 820 sq ft.)

Assuming that your condo apartment is in Alberta you can find the exact size by downloading the registered plan from the Alberta Govt. SPIN website for a cost of $2.00. You can print a receipt and save the plan for future reference. Your legal description can be found on your tax bill or from most city websites. It will read Unit XX, Plan XXX-XXXX. There will be a column of unit #`s for each unit on the plan as well as the dimensions of all the units from the middle of the walls. Don`t try to use the civic address. Use the unit # only.
