Cabin near boyle - appraisal

My in-laws have been approached with a private offer to purchase their lot in Boyle. They want to know the value of the land there and have asked me to do some digging. Before ordering one (or even two) appraisals I thought I`d ask here. They have significant frontage on a lake very close to boyle. Cabin is a tear-down.

Anyone have any info to share? Anyone know some good appraisal companies for waterfront property in Boyle?

They have lakes in Alberta ? I thought it is called a "slew" ?

Why don`t you phone a local realtor .. they would know prices of homes sold and/or rough value of land ? or better: 3 .. as one realtor alone might have no clue and is off by 65% .. ( no offence to reading realtors .. but some are clueless indeed ..) .. so find a sharp one !

Questions / issues that affect land value on water besides frontage and overall size:

a) year round access by road ?
b) access by paved road ?
c) utilities on property ?
d) zoning / maximum build envelope ?
e) water quality / pristineness (or does lake go down 3 ft and one looks at 200 ft of dirt .. then slime .. then dirty water some time of the year)
f) what is around the lot ? nice homes ? forest ? ugly tear down cabins ?
g) what do you see from the shore ?
h) does it face sunset ?
i) can you use the lake with a boat .. or what restrictions re waterskiing/jet skiing/noise/maximum horse power etc. ..
j) how far from a major city by car in hours ?

If this property is on Skeleton Lake, then log onto the REMax or Royal LePage websites. They have numerous "lots" for sale on Skeleton Lake. It would give you a good idea anyway!

I would call some agents however it is a private offer so there would be no $$ in it for them... unless I paid them for some comps. May still go that way.

Cabin is on Amisk Lake, for what it`s worth.
