Unlike traditional investment vehicles like stocks or bonds the market value of a real estate investment cannot be quickly evaluated. Overall city statistics and pricing trends are seldom accurate enough, as the local factors of supply and demand will determine the value of real estate in the area of interest.
So, in order to keep tabs on their current investments and also plan for their next ones, real estate investors need a market analysis that is finely tuned to the area they want to invest in.
With that in mind I have put together a local market analysis of two of Calgary`s most promising investment areas: The northwest and west LRT lines. I have also put together an overall market analysis for the overall Calgary market for the last 24 months.
The source data comes from the Calgary Real Estate Board (CREB) of which I am a member. I will update and re-post these stats every month when they release their community specific sales reports. Hopefully this will help some investors plan their next investment decision with more accurate information.
