“Undoubtedly this market has been challenging for both buyers and sellers, but the improvement in recent months is an encouraging sign,” said Wegerich. “There’s more confi dence in the housing market today than at the end of 2008. Prices are stabilizing, inventory is declining and the number of new listings is leveling—these are all signs that a balanced market is on the horizon.”"
My thoughts haven`t really changed much in the last couple of months, although I saw four of my top six "best deals on the market" sell this month... a sign that buyers that have been on the fence over the winter are now coming out of the woodwork. Probably due to the latest rate cut. We are also processing a lot of refinancing applications for potential buyers that want to access equity to use as downpayments on investment property or trade up while they wait for their current residence to sell/rent out.
I like that we have seen big increases in sales since a low point in December 2008. This is partly a seasonal effect but at least we are seeing the consistency! We had 2276 sales last month relative to 2499 in April `08 which was just prior to `the crash`.
I still think that when we perform a `post mortem` on the decline in housing prices we will point to Dec `08 and Jan `09 as the low point of the market.
