I am looking at a property that is currently zoned as an R2 but supposedly meets the criteria of being rezoned as RM-4. The vendor is willing to have the application and approval as an RM-4 added as a condition of sale.

I have since been trying to pin down details of exactly what this new zoning would allow me to do. I`ve found it ambiguously defined as "RM-4 Residential Medium Density Multi-Dwelling Districts (also includes: RM-4/125, RM-4/100, RM-4/75)" and have found one reference in a document regarding development in Forest Lawn that specifies that you`re allowed 60 units per acre. The property isn`t in Forest Lawn, so I`m not sure if that is a community stipulation or if it`s standard.

Does anyone have any details about RM-4 and what one is able to do with that zoning designation? Is anyone developing on an RM-4 lot currently and have words of wisdom?
 
As I understand it that means you can have 4 legal units where you now have only 2. So if you can add those units, built to code, you can incease your revenues.

I own a house that`s currently for sale in Calgary with RM-4 zoning. What it means is that you can have 4 separate entrances/suites on your land. There`s also a new zoning law taking effect in Calgary in June, and my realtor was saying that it`s something to do with RM-4`s with the ability to develop even more if you have a certain number of metres of raw land between the curb and your home.
