this situation happened in a house that we have in Edmonton , AB . The tenants have done minor damage to the property .
We have the main floor tenant and the basement physically attacking each other and putting endanger each other life ,family and neighbours . I would like to file a court application at the RTDRS and possess back the property, can I keep the security deposit to offset the lost vacancy for the month after I get the possession ? Or because I`m the one that ask to terminate the lease, I could only deduct the minor damages to the property and the cost of filling the court claim $75 . Is that right?
