Can you attract students in January semester?

I am looking at buying a rental property in Lethbridge in the very near future. In the past I have started my leases with students in September. Wondering what the likelyhood of placing students in my place in January on a one year lease would be? I believe most students start their schooling in September. I want to place 3 students in a townhome all on one lease, (not renting by the room). I`m thinking it may be difficult to find a group of students looking to live together and moving or starting school in the January semester.
Anyone have experience with students?

In Waterloo there`s more of a market for a September start date but I`ve rented a few places starting in January before for both 4 month and 12 month terms. There`s a lot of co-op students in this area though who don`t rent during September-December and I don`t know if the situation is the same in Lethbridge. You might want to try contacting the off campus housing services department at the local schools to see if they can provide any guidance to you.
