Career in Property Management (Alberta)

I`ve been looking into a possible career path into property management.

I just wanted to know the positives and negatives of being a property manager?

Is their part time work at a PM company?? or do you need a licence before getting hired?

There`s a fair bit of work to be found as a PM assistant, I did that for several years. It can be a great career path, but there can be downsides as well.

I was fortunate to come into my position at exactly the right time. I`ve always had an interest in property management and investing. Thankfully I responded to an ad for a small growing family company. I didn`t get hired at that time (accounting position) but when the sales position opened up I had made such an impression with my resume and cover letter that the owner called me immediately. I was the only one interviewed and started the following Monday.

I really, really love what I do. We manage over 200 units and I handle the rental side of the business. I inspect, advertise, show and screen. I pretty much make the decision on whether a tenant is in or out. I have learned so much and my tenants have consistently gotten better. I love that I work from home or from my car. That I make my own hours. That I`m like a real estate agent without the licence! I love meeting people and helping them find a home. And I love that I have a list of really great rental units to show!

It does have it`s downsides...often I am trying to manage a list of 25 units that are coming vacant in 5 different cities which can be quite daunting. I also take it personally when a tenant turns bad that I`ve really trusted or given a chance. It`s frustrating to have high turnover in some buildings where it feels like I`m constantly there trying to rent.

I do enjoy it and I have a great business coach that has helped me get better each month so that I`m doing more of what I love and less of what I don`t. And also helped me get more efficient so that I can do more in less.
