I have spent weeks getting this private offer accepted.
After much negotiation I was able to get an offer accepted on this rare LARGE one bedroom condo that reflects a positive cashflow at 80% conventional financing.
The offer has been accepted for $125,000. I own two smaller one beds on the ground level, one of which got appraised recently for ~$165,000. Copy of appraisal can be disclosed. The only two condos in this building currently for sale are SMALLER one beds going for $144,900 and $164,900. PROBLEM - Not looking like I am going to be able to finance this purchase on my own.
SOLUTION 1 - JV with anyone willing to take title and financing. JV profit share negotiable.
SOLUTION 2 - Assign it for $3,000 OBO
