I really hope that this is the first mention you have had of Christmas this season! It seems that each year it gets a little earlier and I think soon the stores will simply forget about Halloween and just get right on to selling their x-mas products. We start looking for sales sooner and sooner trying to find that bargain. We are competing with each other vigorously for the latest craze item. The malls are packed and each store is trying desperately to get us to part with our hard earned money. It is pretty nuts when you think about it not to forget that it can be quite stressful.

But does this mentality translate into real estate? Well the answer is yes and no. Real estate certainly is seasonal and the spring and summer months can have a very feverish feel to them with multiple offers and sellers seeing nothing but dollar signs. This is much like the Christmas consumer shopping season. But the winter months are where the serious investors come out to play! Most people haven`t got selling or buying property on their minds. It is cold outside and there are simply better things to be doing for most people but for investors there is no better time. Do you think that you can find a motivated seller this time of year willing to leave a little equity on the table just to get a deal done? Do you think he will be more willing to accept terms that work for both parties when not a soul has walked through his house in weeks? You had better believe it!

As closing the deal take time we usually won`t take possessions for 90 days or so and then we are back into the spring frenzy. Does this sound appealing at all? Of course it does!

Here are a couple of stats and graphs to help you understand why now is the time to take action!

So this winter, before you rack up the credit cards, consider making a wise purchase of an asset that puts cash in your pocket at the end of each month instead of taking it out!
