Commercial Real Estate - Calgary street level retail rates

I`m assisting some clients with their due-dilligence and am finding a very wide range of values for retail space. Anywhere from 20-30/ft + taxes & op costs close to DT and even more variance outside the core.

The people I`ve talked to at various brokerage and management firms haven`t really impressed me with their expertise. Wondering if anyone on the forums is willing to provide their input or share their experiences?
