Commercial tenant not paying rent

Hi guys,



I have the following situation. I acquired a commercial property recently and I am about to rent it next week. It is in Quebec. Since the Regie du logement doesn't regulate those kind of relationship, what measures I can take in case the tenant doesnt pay the rent? And do I have to mention in the lease that there will be so and so actions taken in case rent is not paid as agreed?

Commercial leases are custom made. In case of unpaid rent, usually the landlord has the right to lock the door, remove all content and cancel the lease, incl. perhaps a personal guarantee of the tenant's shareholders' assets. As Quebec law is so different than British law the rest of the country is based on you must consult with a Quebec lawyer that specializes in commercial leases.
