Credit checks are manditory even if the applicant is your best friend.
(never rent to a friend or relative)
Remember to always contact the landlord prior to the one they have presently.
There present landlord may say anything to get rid of them.
A credit check will show if they have ever had late payments. If they do
you will most likely be chasing them for rent money. Reject them.
Set a credit score level that all applicants must be above in order to be acceptable.
Reject any applicant that lies on the application form no questions asked.
Trust NO ONE your investment is at stake.
Always remember you are dealing with total strangers that have not proven themselves
responsible enough to own there own home.
You will hear many horror stories of bad tenants,there are lots of bad tenants, so
if you do not want to be one of there landlords research enery potential candidate
as though you suspect they have just been released from a hospital for the criminally insane.
If it is a couple do credit checks on both and ask to see their drivers lisences to
confirm they are who they say they are.
Reject anyone with tatoo`s on there fingers, better yet do a criminal background check
on all applicants.
Getting the right tenant is far more important than just getting a tenant.
