Due Diligence clause

Hi,

I am writing an offer on a property that was a former grow -op and want to put in a "30 day due diligence" clause but I am struggling with the wording. Any help would be appreciated.

Talk to a mortgage broker first as many banks do not lend on former grow ops.

DD clause is any of the suggested wording on the normal offer templates available online or by realtors for all areas in Canada. Do you have such a template ? Which DD clause do you struggle with ?

Or try this one: Subject to house inspection satisfactory to purchaser.
