Hello, SHould have learned my lesson from my 1st purchase but I didn`t - so it cost me $650+ on my 3rd purchase. Bought property 4 hours away - didn`t get my broker or newly hired prop. mgr. to do a last minute walk -thru - now we were left with one fridge full of mould we had to throw out the fridge -am shopping for a 2nd hand one that`s rare in that town, had the place cleaned up & junk removed for $340, cleaning was $220. Vendor was divorcing & left 3/4 truckload of gotjunk trash. It`s a good thing I got vendor to pay closing costs & go down a bit in price but this was entirely preventible -- my realtor should`ve offered to do a walk-thru too - but the closing kept dragging on as we waited for retrofit so I wasn`t even sure which day it was going to be--still- a walk-thru would have revealed this last-minute damage...
