Looks like the brokerage industry is changing with the recent merger of Property Guys and Realty Sellers.

What are your thoughts on using flat fee brokers for Listing your property or helping with Buying.

Anyone has any experiences to share in GTA ?

NOT MUCH !



You get what you pay for .. and many a low fee realtor is now out of business !



The fee has to be reasonable for anyone to be motivated to work for you !



Don't expect $20,000 worth of services paying only $10,000 !
 
I sold a property through realtor recently, and have listed another one with them.....For the extra 1% difference a good investment Realtor adds value
 
That particular merger doesn't change much. If you're going flat-fee, go as cheap as you can and get a good lawyer to help you through the roadbumps. Talk with your lawyer very early in the process too, since there's a lot of stuff you need to do before/early in the listing.



That said, I was strongly in favour of full-service Agents before I became one. Unless you've done a lot of sales yourself, selling a property can be full of expensive mistakes.
