flooring for rental properties

I`ve got a beautiful executive type home that I have been using as a rooming house for many years. The carpets in most of the rooms are to the point where they could use replacing. Should I put more carpet down( tenants like the warmth and quietness and it`s the least expensive but might deteriorate by the time I might sell it), laminant( durable but cold and noisy and sometimes looks cheap) or hardwood ( impressive but expensive and might get scratched up although good for resale). I am probably going to keep the house as a rental for some years but lately have had thoughts of selling and buying a true multi-family. Thanks in advance for your suggestions.

Hi Terry,

You have stated 3 clear views on benefits of carpet, laminate, and flooring. Are these your views, or the views of your tenants/customers?

I recently was in a similar situation as you. I was on the fence with regards to installing new carpet or laminate.

I chose laminate because it lasts longer than carpet, and is easy to clean up.

I think you are comparing apples and bananas. Every flooring types has its own purpose. In terms of usage, it really depends on what quality material and labor you use. There are carpet floorings have manufacturing warranty for 15 years, non-absorbant materials, high-traffic areas. It all comes to your budget. If it is your place to live what would you use? If it is for tenant, don`t even bother to spend on quality product. I have seen tenants who destroys the hardwood, and burn it in fireplace. Good luck.
